How To Put Your Home on a Buyer’s Short List–Seller Tip

By | April 29th, 2012|Linkedin, Seller Tip|

I recycled this post first published in 2008 after checking available homes for buyers flying into LA this week.  Nine, yes only nine, homes meet their specific criteria.  I'm sure we will have a home in escrow before they leave town.  Maybe it will be your home if it's fortunate enough to make their short list.  These particular prospective buyers have low tolerance for overpriced, cluttered and neglected properties.  My best advice is to perfect and polish your property before you present it to prospective buyers.  Make every showing an invitation to purchase the property. Next week I'll be [...]

The Highs and Lows of House Prices in the Beach Cities

By | April 27th, 2012|Beach Cities, Favorite Photos - Beach Cities, Front Page, Hermosa Beach, Manhattan Beach, Redondo Beach|

Let's play a little game this morning based on highest and lowest prices in the Beach Cities of Redondo, Hermosa and Manhattan.  There is a vast variety of prices and styles, and this price range contributes to the eclectic mix of residents near the sand. Manhattan Beach, we'll take you first. For Sale:  The most expensive home in Manhattan Beach listed for sale is a double corner ocean front lot located on The Strand. Plans for a marvelous beach/ocean front luxury estate are included in the $22,499,000 price tag.  There are currently structures on the lots, but think grand ocean front estate. The [...]

Manhattan, Hermosa or Redondo–Eeny, Meeny, Miny, Moe

By | April 26th, 2012|Beach Cities, Front Page, Hermosa Beach, Manhattan Beach, Redondo Beach|

You've decided you want to live in one of Los Angeles' South Bay Beach Cities but which one is right for you?  Sometimes the choice is dictated by price (Redondo Beach is the most affordable), sometimes it is dictated by location (Manhattan Beach is closest to Los Angeles International Airport) and other times your heart is set on a beach cottage within walking distance of the sand (Hermosa has retained much of its beach lifestyle charm). If you're uncertain about which beach city is for you, my best advice is to spend a few hours in each of the cities.  Of course you'll want [...]

No Dog Beach in Rancho Palos Verdes and Someone’s Not Happy

By | April 25th, 2012|Rancho Palos Verdes|

A few days ago I walked my favorite hiking path along the bluffs high above the Pacific Ocean in Rancho Palos Verdes.  I found the above sign ripped from the post and tossed along the hiking path.  Vandalizing and littering are both unbecoming traits to exhibit, especially along our pristine and fragile coast, even if you are unhappy about the recent reversal by the Rancho Palos Verdes officials regarding the dog beach that once was and is no longer. The positive outcome of the decision, based only on my personal observation, is I saw no dogs roaming free on the trails [...]

Aqua Waters of the Pacific Ocean Along Palos Verdes Coastline

By | April 25th, 2012|An Agent's Life, Favorite Photos - Palos Verdes, Inspiration, Palos Verdes, Rancho Palos Verdes|

I love seeing the almost turquoise waters near the Portuguese Bend Beach Club as I drive along Palos Verdes Drive South.  Most of the water is the same shade of blue or gray depending on the sky, but this little stretch of water is always showcasing its individual palette of the Pacific.   This photograph was snapped as I hiked along a dirt trail near Trump National Golf Course, and although the water is not the same shade of brilliant blue, it was captivating enough to catch my attention.   If you enjoy the beauty of nature combined with the [...]

Yikes, I Have Nothing to Show in Palos Verdes

By | April 22nd, 2012|Beach Cities, Favorite Photos - Palos Verdes, Front Page, Hermosa Beach, Manhattan Beach, Palos Verdes, Palos Verdes Peninsula, Rancho Palos Verdes, Redondo Beach, Rolling Hills, Rolling Hills Estates, Seller Tip|

Instead of lamenting I have nothing to wear, the thought running through my mind this morning is I have nothing to show.  That's right, sellers, housing inventory is so low in the Beach Cities of Manhattan, Hermosa and Redondo, as it is on Palos Verdes Peninsula, I have very few choices when constructing a show list for buyers.  South Bay Sellers, if you are contemplating selling your home in 2012, the market is begging you to list it now.  Why?  It's what we all learned in economics 101:  The demand is higher than the supply.  South Bay homes are spending fewer days [...]

How to Sell Your Palos Verdes Home and Retain Your Sanity

Part One:  Preparation Spring is here, and a homeowner's thoughts often turn to the overwhelming task of selling their house. The idea of sorting, tossing, fixing and losing one's privacy while total strangers parade through their castle is reason enough to delay the ordeal for many. I have a little tidbit of good news for sellers: With proper preparation, presentation and price your time on market will be substantially reduced. Sounds appealing, right? Let's begin with: PREPARATION: At a recent pre-listing consultation I advised a young couple to box up at least half of the children's toys. Boxes stacked neatly [...]
