How's the Hermosa Beach housing market? I fielded a call from a Hermosa Beach resident this afternoon.  He wanted to know if the local market was as 'hot' as he thought. Is Palos Verdes a Buyers or Sellers Market?   Norma - (310) 493-8333  Current home sales indicate Palos Verdes homes under one million dollars is a white-hot sellers market. Homes priced from $1,000,000 to $2,000,000 reflect a seller's market too. Luxury homes priced over $2,000,000 are experiencing a balanced market teetering on the edge of a buyers market. Once you know these facts you can better decide how to make this market work best for your real estate needs.

Make the Current Market Work for You Are you house hunting in a buyer or seller market?   It depends upon your price range.  Homes priced under $1,000,000 on the Palos Verdes Peninsula are in short supply.   Consequently, it is a white-hot sellers' market with only 32 homes available and 32 in escrow.  Those numbers translate to a one-month supply of homes at the current absorption rate. On the other hand, luxury homes on the Palos Verdes Peninsula are plentiful with 62 homes priced over $2,000,000.  There are currently 12 homes priced over $2,000,000 in escrow.  With just over a 5 [...]

What Words Cannot Describe a Photo Reveals in Detail

By | September 12th, 2012|An Agent's Life, Beach Cities, Front Page, Seller Tip|

I have a new listing hitting the market next week right after I return from a business trip to Austin.  This morning while lingering over breakfast, with pen in hand, I jotted down words that came to mind as I thought about the ad copy I need to write.   Luxurious is the first word that came to mind.  It is certainly that.  Of course it is coastal, custom and has an envious ocean view too.  It is elegantly understated with fabulous finishes from the floors to the ceilings. There is a brilliant balance between indoor and outdoor living [...]

The perfect way to end another glorious day in Palos Verdes. Beauty is in the eye of the beholder, as is the value of a view.  This is one of the great puzzles of selling view homes on the Palos Verdes Peninsula.  We have a plethora of views.  There are varying degrees of views, there are up close and personal views and there are some homes with pastoral views (some buyers consider this a non-view when compared with a panoramic view).  What's an agent to do when asked to place a value on a view?   The Views [...]
