A prospective multifamily income buyer recently asked me, "Has the spring feeding frenzy in the income property market cooled, or will my offer still be one of many?" The truthful answer is it depends on the location and condition of the property.   Premium properties in choice locations will still receive multiple offers.  On the other hand, fixer properties in less desirable areas will likely present rehab opportunities so they, too, will likely draw multiple offers.  In today's market, it is hard to find a wallflower income property. Last week Norma Toering & Team submitted an offer on  Hermosa Beach [...]

I've written numerous articles about horse property in Palos Verdes. Equestrian properties in Palos Verdes come in a variety of prices and sizes. Yes, this coastal area even offers horse properties with a view. As a matter of fact, one recent client said she wanted to be able to enjoy ocean views while riding her horse on the trails. You can do that too. Rolling Hills and Rolling Hills Estates are noted for their equestrian estates and properties. Rancho Palos Verdes is proud of its Portuguese Bend equestrian facility along with numerous private residences zoned for horses. Riding trails lace [...]

Manhattan Beach Luxury Homes - Video Report   Just because summer is but a lovely memory, does not mean luxury homes sales in Manhattan Beach must come to a close also.  Fall is a great time to enjoy the walking and bike trails that snake along The Strand, watch or play a little beach volley ball and continue the activities relegated to the months of summer in many locales. Buyers–Marching Forward or Retreating?

I suppose I really can't call the subtle changes in the local market a cooling trend when Norma Toering & Team currently has one of eight offers on a Hermosa Beach multifamily property. However, last May we had one of 35 offers on a Redondo Beach income property. Where have all the buyers gone? It's no secret the real estate market swells and shrinks on cycles tied to economic indicators. We came out of the long, lingering down cycle last fall and bounced off the bottom of the market with a tremendous force precipitating the astounding rise in local real [...]

By | October 6th, 2013|Beach Cities, Front Page, Hermosa Beach, Hermosa Beach Luxury Homes|

If you're looking for the laid-back lifestyle and a more relaxed pace of daily life but still want to be close to the urban amenities of Los Angeles, it may be time to check out Hermosa Beach.  Hermosa is the smallest of the three beach cities that hug the coastline in L.A.'s South Bay neighborhoods. There are only so many oceanfront and ocean view homes along the coast.  Hermosa Beach, with its gentle hills, lays claim to not only a long stretch of oceanfront but a myriad of ocean views from the cooperating topography. Sandwiched between Manhattan Beach and Redondo [...]

Summer may be over but the Manhattan Beach real estate market remains very hot indeed.  Even though the temperatures may be cooling the ocean and sand continue to provide the Manhattan Beach lifestyle throughout the year.
