Equestrian Flashbacks – Portuguese Bend Show Posters

By | March 24th, 2014|Front Page, Horse Property, Palos Verdes, Rolling Hills Estates|

While touring PV homes last week I saw this poster for the 29th annual Portuguese Bend National Horse Show in Palos Verdes.  Last year was the 56th annual show...  These posters have been designed by the art students in the local school for the last 25 years.  I remember submitting a design during my senior year at Peninsula High. The shows are an all weekend affair in the fall and held in the huge Weber equestrian facilities at Ernie Howlett park in Palos Verdes.  Here is our article on last year's show.  For more on the show which benefits the Children's Hospital, here [...]

Redondo Beach Income Property

By | March 23rd, 2014|Beach Cities, Income Property, Redondo Beach|

Redondo Beach, California income property is a desirable commodity and the supply is always limited.  When a highly desirable property hits the market the one thing an investor can count on is there will be competition vying for ownership, and offers to purchase will be plentiful, and often over asking price.  Last year saw an enormous surge in both properties available for sale and number of offers submitted.  One agent's response to my question as to whether he had other offers was, "More than twenty."   Our experience this year shows we can expect more of the same.  This month [...]

Let There Be Light When Selling Your Palos Verdes Home

By | March 19th, 2014|Front Page, Los Angeles Luxury Homes, Seller Tip|

Recently I toured one of the most gorgeous homes I've ever had the pleasure of seeing in all my years (22) as a Palos Verdes real estate agent and broker.  From the curb to the view it was near perfection.  I say near, because the only thing missing was light.  The sun shines most of the time in Southern California and it's important to take into consideration the discomfort and damage it can cause from years of streaming into a room.  By the same token, it's important to open the drapes and blinds when showing your home.  The referenced home [...]

Windows Inside and Out

I love windows.  They allow light and fresh air to enter our homes and add architectural interest to the home's design.  I snapped this photo while visiting Monet's home and gardens in Giverny, France.  Of course I took photos of the gardens and home but I was not too surprised when this particular shot turned out to be one of my favorites. The placement of windows in a home is very important and can add or subtract value to the home. A home with too many windows may present a challenge for furniture arrangement, and a home with too few [...]

Yesterday was one of those perfect Southern California days with blue skies, sun shining and a gentle coastal wind wafting through the open doors of the new listings we previewed in Redondo Beach.  First, there was a $2,299,000 townhouse on the Esplanade with a small, but inviting backyard.  However, the showstopper attraction was the blue Pacific Ocean view from the main rooms of the house.  The newer construction interiors were geared to beach living with hardwood floors and balconies to enjoy the coastal lifestyle. The next Redondo Beach property was a couple blocks back from the ocean on Catalina Avenue, [...]

Once you've made the decision to sell your Rancho Palos Verdes home, the next question is usually, "Where do I begin?" As someone who has made many corporate moves, and as a real estate agent in Rancho Palos Verdes for over 20 years, I can help you with both the preparation of your home for sale and the presentation of you home once it is ready to hit the market.  If you're anything like me, I always wanted my house to look as good as possible before I invited a real estate agent to give me a professional opinion of [...]

Income property in Palos Verdes is sparse, and the fortunate few who own it tend to buy and hold and hold and hold.  In 2013 a client made offers on both of the two, yes two, Palos Verdes income properties offered for sale. There were multiple offers on both and our client's offer was not accepted.  We continue to watch the area for income property. Income units that sold in Rancho Palos Verdes The Palos Verdes Peninsula is primarily a residential area with small commercial areas scattered around "The Hill" as it is referred to by the locals. Homes in Cape Town, South Africa As I peered out the bus window during a tour of an exceptionally colorful street in Cape Town, South Africa, my thoughts turned to how very important it is for our homes to present a picture to the outside world of who we are and how we express our individuality to those we know and those simply passing by.  Of course, culture, location and economics all play a role in the homes we occupy. African Village Home From the simple huts of Africa with hand-painted art adorning the exterior walls to the ornate gates of [...]

By | March 7th, 2014|Los Angeles Luxury Homes, Manhattan Beach Luxury Homes, Palos Verdes, Palos Verdes Luxury Homes|

It is no secret the coastal homes along Southern California's coast command a premium price.  The housing market recovery, coupled with the growing number of luxury home buyers, is contributing to a surge in luxury home prices in the South Bay of Los Angeles.  During the past 12 months the luxury home markets I track and work recorded 23 sales priced over $5,000,000.  Here is the breakdown by individual city: Manhattan Beach:  10 Luxury homes priced over $5,000,000 sold. Hermosa Beach:  2 Sales over $5,000,000 were recorded.  The most expensive home on this list of high-end homes, a 7,000 sq. [...]
