High-end Homes–Little Luxuries Add Up to Big Experiences

By | June 23rd, 2016|Palos Verdes Estates, Palos Verdes Luxury Homes, Rancho Palos Verdes|

The luxury home market in Greater Los Angeles has no shortage of properties for sale. After all, Southern California is home to Beverly Hills, Malibu and a plethora of other cities with worldwide name recognition. I often wonder why buyers select one luxury home over others with very similar conditions and locations. After decades in the business, I believe it boils down to a prospective buyer's connection and memories of the property. The luxury home market in Palos Verdes currently favors the buyers. My Little Yellow Dot Slider reveals the statistics for single family homes priced at or above $3,000,000 [...]

Redondo Beach Townhomes for Sale

By | June 18th, 2016|Beach Cities, Redondo Beach|

The beach, the sunny Southern California weather, and the laid back lifestyle have made Redondo one of the most popular cities in the South Bay.  In recent years Redondo home prices have started to climb rapidly as buyers from the other beach cities, Hermosa & Manhattan Beach, have looked for other options. Redondo has also been more friendly to increased housing density, so many older 1920's to 1950's homes have been replaced with 2-3 townhome build-outs on the same lot in the 1990's through 2010's.  These mini developments offer spacious multi-level living, attached garages & usually an outdoor patio [...]

Palos Verdes Stable Converted to Chicken Coop–PV Real Estate Trends

By | June 15th, 2016|Horse Property, Lifestyle in Palos Verdes, Palos Verdes|

Organic cage-free eggs are delicious but pretty pricey, and horses eat tons of hay and grains, not to mention the mucking out the stalls and exercise required to keep a happy horse. It's no wonder some vacant horse stables in Palos Verdes are now housing a few chickens. It's a Palos Verdes real estate trend we see more frequently. A few months ago a prospective buyer said she wanted to purchase horse property in Rolling Hills Estates and asked if she could keep a few chickens instead of a horse. We checked the zoning, and as long as you keep [...]

Palos Verdes Uber Luxury Home Prices Are Escalating

By | June 8th, 2016|An Agent's Life, Lifestyle in Palos Verdes, Palos Verdes, Palos Verdes Luxury Homes, Rancho Palos Verdes|

Palos Verdes Luxury Home For Sale   On Tuesday mornings, I am always anxious to check to see what new listings are on the broker open house tour. Yesterday, as is my habit, I took my second cup of coffee upstairs and opened up the local MLS open house tour schedule. It was all pretty routine until I began selecting homes to include on our weekly trot around the Palos Verdes Peninsula. I selected twelve homes to personally tour. Some matched buyers' wants and needs, some were comparable properties for upcoming or current listings, and it's always good [...]

Palos Verdes Luxury Homes – June 2016

By | June 2nd, 2016|Los Angeles Luxury Homes, Palos Verdes, Palos Verdes Luxury Homes, Palos Verdes View Homes, Rancho Palos Verdes|

What a difference a few months can make in the real estate market. Charlemagne Int'l Properties' market slider for luxury homes in Palos Verdes and Beach Cities clearly shows the once sizzling hot luxury home market in Manhattan Beach. Hermosa Beach and to a lesser degree Redondo Beach has cooled off and moved from a hot seller market to neutral territory. On the other hand, the Palos Verdes luxury home market is getting hotter by the month. Perhaps buyers priced out of the beach cities are making their way up the hill to the higher altitude but lower home prices [...]

The Barns of Palos Verdes

By | May 27th, 2016|Horse Property|

When I see a red barn, I automatically think of the Midwest where the landscape is filled with barns in varying states of disrepair. They are a vanishing breed. You can imagine my surprise when I saw this red barn in Rolling Hills Estates. Rolling Hills Barn Most of the many barns and stables found on the Palos Verdes Peninsula are in shades of white, and they are still plentiful in Rolling Hills and Rolling Hills Estates. Although the horse population on "The Hill" is dwindling (based solely on my observation from 27 years of living in the [...]

Zillow Values – We Love Them and We Hate Them

By | May 26th, 2016|Beach Cities, Front Page|

At Charlemagne Int'l Properties we have a love-hate relationship with Zillow.  We think it is wonderful homeowners can go to the site, type in their home address, and presto, they have the value of their property.  Or do they? We recently had a seller contact us, and he was in a jubilant mood due to Zillow's estimated value of his home.  He was ready to list it for sale until we gave him the real scoop on its value in today's market.  Zillow's price was about 25% above actual value. Zillow sometimes hits the value on the nose, [...]
