If it’s Tuesday, it is time to preview new listings on the Palos Verdes Peninsula. I look forward to driving through many of the local neighborhoods to tour the open houses. Honestly, it is almost like a day in the country, especially if we are touring homes in Rolling Hills. Yesterday’s tour included an oceanfront condo in Rancho Palos Verdes, a stunning villa in Palos Verdes Estates, a rim property (read that as panoramic view with no obstructions) in need of updating and a to-die for equestrian estate in Rolling Hills, plus a few other typical Palos Verdes homes.
It was a productive morning. However, I had to trim our viewing list as the two-hour open house window would not allow us to see all homes on the list. Seasoned real estate professionals know when numerous new listings hit the market, much like crocuses popping their heads through the ice and snow signaling the end of winter, the spring selling market is in progress. It’s not too late to join the party. March is just the beginning and things really heat up in April and May.
Tomorrow, we will check out new listings in Redondo Beach. Friday will find us in Manhattan Beach and Hermosa Beach. If yesterday’s long list of new listings for Palos Verdes was a fair indicator of an uptick in new listings throughout the Beach Cities also, then I’d better wear my running shoes.
We preview new listings for three reasons:
- We look at specific homes for buyers based on their wants and needs.
- We preview homes in neighborhoods and niches we work to better help seller’s understand the values (and competition) in their neighborhood.
- We tour new listings to keep a finger on the pulse of the market and fine tune our value analysis for upcoming listings.
We do these three things in order to provide a higher level of service to our clients and improve our knowledge of the housing market.
