The highest price paid for a Hermosa Beach luxury home in 2012 was$12,513,962 for a nearly 10,000 sq. ft. “Trophy Home” with 7 bedrooms, 10 baths and located on The Strand.

Coastal Manhattan Beach on a Glorious Southern California Day!

I’m tracking luxury homes sales in Manhattan Beach and Hermosa Beach because I have a vested interest in high-end homes in the area since I have one listed for sale in Hermosa Beach.  It’s important to know the local market, the competition as well as the absorption rate when devising a marketing plan tailored to the luxury home buyer.

For the purpose of this report I’ll refer to all single family home sales over $2,000,000 in Manhattan Beach as luxury properties, and break them down by 2012 sales in each neighborhoods.

Manhattan Sand Section Sales:  44 Manhattan Beach Sand Section single family homes sold in 2012 .  The highest price paid was $10.5M for a 4 bedroom, 4.5 bath home built in 2008 and located at 1712 The Strand.

Manhattan Tree Section Sales:  25 Manhattan Beach luxury homes priced over $2M sold in the Tree Section in 2012.  The highest price paid was $4.9M for a 5767 sq. ft. home built in 2006 and located at 624 14th St.

Manhattan Hill Section Sales:  16 Manhattan Beach luxury homes located in the Hill Section sold for $2M or more in 2012.  The highest price paid was $4.4M for a 5 bedroom, 4,5 bath home located at 504 John Street.

Manhattan Mira Costa Sales:  9 Manhattan Beach luxury homes located in the Mira Costa area sold for $2M+ in 2012.  The most expensive home sold for $5.5M.  The  6 bedroom, 7 bath California Craftsman home was built in 2002.

Why Time Really Is ‘Of the Essence’ in Real Estate

WHO HESITATES IS LOST – “Swift and resolute action leads to success; self-doubt is a prelude to disaster. The proverb goes back to ‘Cato’  by English essayist and poet Joseph Addison. First attested in the United States in ‘The Autocrat of the Breakfast Table”  by Oliver Wendell Holmes.”

Some consumers think a real estate agent stating “Time is of the Essence” is a sales tactic agents use to push them to make a decision under pressure.  I can’t speak for all agents, but this one uses it as a reminder a competing offer can arrive at any given moment.  If you like the property chances are someone else desires it too.

I had the unpleasant task of calling a current customer to inform her the property she wanted to submit an offer on just appeared on the MLS as ‘Leased’.  Although the property was on the market for several weeks she felt it was snatched out from under her without warning.  However, it was on the open market and someone else’s offer arrived first and was accepted.

The lesson to be learned, especially with a lease, is if you decide to make an offer, make it.  As a wise old-timer in the biz told me years ago, “Anything can happen in a real estate deal, and often it is not what you expect or want.”

Such was this case.

 

Beach Cities Luxury Home Sales–June 2012

Sand along The Strand in the South Bay Beach Cities

The South Bay real estate scene in Los Angeles is brightened and blessed to have three lovely coastal beach cities–Manhattan, Hermosa and Redondo.  The coastal lifestyle is evident with surfboards atop autos or underarm when spending time in any one of the three cities.  Sand and sun are always abundant in these Southern California beach towns.  There is also no shortage of luxury homes.

 

As we enter July it appears the daily coastal fog, fondly referred to as June gloom, is lifting and the number of luxury home sales is also on the rise.  19 Beach Cites luxury homes sold with price tags topping $2,000,000 during June 2012.  Manhattan Beach, the ever popular choice for those wanting to combine the beach lifestyle with urban conveniences, topped the luxury home sale list with 17 sales.  Hermosa Beach, a bit more laid back, completed the list with two sales over $2,000,000.  Redondo Beach reported no sales over $2,000,000 on the Multiple Listing Service.

 

There are currently 19 Beach Cites luxury properties under contract, and 46 luxury properties for sale.  Based on those numbers it appears the summer sizzle will continue into July as luxury home buyers head to the Beach Cities of the South Bay to find their luxury homes.

A few years ago when the real estate market was sizzling hot, buyers were happy to find a house they could afford, and with prices spiraling upward, almost any house would do.

 

Today, buyers are faced with low inventory and keen competition from other buyers.  It seems the real estate market always offers challenges and difficult choices, and it is a smart decision to build a team to help navigate your way through the purchase maze. Whether this is your first home or your fifth, it pays to have a professional team on your side.

 

Here are my Simple Steps for Success:

 

First, meet with a professional and determine what you can afford, and whether you need to sell your current home before you purchase a new one.  Your lender of choice will give you a pre-approval letter stating you are qualified to purchase a home up to a certain dollar amount.  This letter will accompany your offer and can be updated as necessary.

School will soon be out and local students will flock to the beach to enjoy another one of Southern California’s famous ‘endless’ summers.  It’s nice to know while they are frolicking amid the surf the water will not make them sick according to the lastest local beach report cards.

The Highs and Lows of House Prices in the Beach Cities

Let’s play a little game this morning based on highest and lowest prices in the Beach Cities of Redondo, Hermosa and Manhattan.  There is a vast variety of prices and styles, and this price range contributes to the eclectic mix of residents near the sand.

Manhattan Beach, we’ll take you first.

For Sale:  The most expensive home in Manhattan Beach listed for sale is a double corner ocean front lot located on The Strand. Plans for a marvelous beach/ocean front luxury estate are included in the $22,499,000 price tag.  There are currently structures on the lots, but think grand ocean front estate.

The least expensive single family home for sale in Manhattan Beach is priced at $755,000 and is a 1939 cottage with ocean view, two bedrooms and a bath.

Manhattan Beach home prices span a gap of over $21,000,000.  No wonder this coastal city attracts a wide range of residents.

Moving on to Hermosa Beach:

For Sale:  The least expensive home for sale in Hermosa is listed for $585,000 and is a one-level with two bedrooms and two baths.

The most expensive home currently on the market in Hermosa is listed for$4,999,900 and is located on The Strand.

The highs and lows of Redondo Beach:

For Sale:  For a cool 10M you can live in a villa built on the Esplanade in 1990.  With over 9000 sq. ft. and the sand and ocean just outside your door it’s a beach lover’s dream come true.

If you’re not quite ready for your dream house, how about a major fixer for under $500K?  $469,000 will buy this small house on a big lot.

These are the highest and lowest price homes available in the Beach Cities–the space in between the two is filled with a wide variety of properties waiting for buyers to embrace the beach lifestyle.
