Last January I went out on a limb and predicted, “2012 will be the best year since 2007 for Palos Verdes homeowners to consider selling a property.”  At press time last January there were 166 single family Palos Verdes homes for sale.  Today, one year later, there are 108 PV single family houses for sale.  Over 600 Palos Verdes single family homes sold last year.   2012 was the year of the comeback for Palos Verdes real estate.

Oceanfront Estates was developed by Capital Pacific Holdings at the turn of the century, from the very late 1990s to the early 2000s.  The development company was from Orange County–synonymous with large homes on tiny lots, but in keeping with the locals love of the large lot, the developer broke the mold and built large homes on large lots at Oceanfront Estates.

The name of the development is not a misnomer.  The ocean views are a sight to behold.  The water is up close and personal.  You can smell it, you can hear it and often feel the ocean mist on your face. Yet, you are far enough above it to be protected from rogue waves and winter storm surges.  The cliffs and bluffs of Palos Verdes provide a wonderful buffer from the rise and fall of the ever-present tides.

True, the homes began life in Palos Verdes as look-alike production homes, but during the ensuing decade many are emerging with styles and designs quite unlike their next door neighbor.  The landscaping is maturing giving better balance and beauty to an enclave of estate-size homes.  The development no longer appears out-of-place in Palos Verdes.  It has earned its place along the coveted coastal acreage of the Palos Verdes Peninsula.

The Blue Pacific and Catalina Island  is another very popular view in Palos Verdes.  A drive along Palos Verdes South will soon reveal why Lowe’s chose to build one of the most spectacular resorts in Southern California overlooking this view.  Terranea’s views are incredible and inspiring.  Donald Trump’s golf course is located nearby and enjoys similar sweeping views of Catalina, panoramic ocean and oh, those sunsets!

 

City lights is an undeniably romantic view. The lights of the Los Angeles Basin and Los Angeles Harbor sparkle throughout the night and twinkle like millions of strands of holiday lights.    Palos Verdes is affectionately referred to as “The Hill” by locals and nowhere is this more evident than when you are looking down at the glittering lights of the night.

 

Other views include coastline, whitewater, bluffs, hills. parks and so much more. Some are from atop “The Hill” and others are so close you can almost dip your toes in the water or hear the surf.  There is no doubt views add value to Palos Verdes Property.  It also adds beauty, serenity and joy.  Those intangibles may be one of the greatest gifts of owning property on the Palos Verdes Peninsula.

Buying or Selling with Norma Toering & Team–What’s in It for You?

There are many moving parts in a real estate transaction. It takes a coordinated effort to close a sale.

Let me echo the closing words of many newscasters, “You have many choices–thank you for choosing me.”  It’s true, every seller and buyer can select an agent from a variety of companies, with varying commissions and wide range of performance.  How do I impart my unique value?

 

After I share what I will do during the listing presentation I copy clients on many of the emails I send.  I don’t copy them on every small detail, but I keep them informed on the many activities going on behind the scene.  One recent buyer exclaimed, “Oh my gosh, I had no idea it was so complicated to buy a house.”

 

Once the listing contract is signed I enlist the seller as a participant in every element of the sale to show them what I am doing.  They see emails going to inspectors, handyman, escrow, the other agent, title etc.  Besides the plethora of forms they receive they also see the daily effort it takes to move from listing to closed sale.  I believe giving clients a window to glimpse deep inside the transaction is one reason my repeat clients rarely ask me to cut my commission.  They may not read every email but they see I am attending to details they never considered.

 

I recently encountered an appraisal issue–a serious one.  The property appraised 20% below the offered price.  First, I assured the seller we might lose the current buyer but I was not going to allow her to lose well over $100,000.  I remained confident my pricing was in the value range of the property.  Yes, I took on the appraiser and the bank.  I submitted an appraisal rebuttal requesting an appraisal review and a second appraisal.  I copied my seller on the very thorough rebuttal I emailed to the lender at 2 AM.   It took nearly two weeks, but the second appraisal was granted and came in at offer price.

 

My client was teary eyed as she relayed her reaction to the rebuttal email.  She said she knew she chose the right agent and was so impressed with my quick and effective actions.  I did not do anything out of the ordinary, I simply copied my client to let her know I was working hard to sell her property at market value.

It does not matter where you live on the Palos Verdes Peninsula; living here is a luxury.  Mother Nature was in a very generous mood when bestowing her natural gifts upon this little peninsula that juts out majestically into the Pacific Ocean.  Ocean waves meet land with either a gentle lap on the sand or a crash against one of our many towering bluffs.

 

The lay of the land includes towering cliffs, deep canyons and rolling hills.  We may lack miles of sandy beaches (but the Beach Cities are blessed with a delightful stretch) but we more than make up it for it with our spectacular views.  From the vantage point of the Palos Verdes Peninsula the view includes mountains, the twinkling lights of Los Angeles and surrounding metro area, Catalina Island and on a clear day, the Channel Islands too.

 

One of the most satisfying things about living here is I’m always happy to come home to Palos Verdes.  I spent my youth in the Midwest and my early adult years making corporate moves all over the USA.  I always referred to myself as a corporate gypsy–always ready to pack my bag and move on to the next destination along the pit stops of my life.

 

I still love to travel, but my roots are now firmly planted in Palos Verdes.

It was late December 1988.  My family and I lived in a gorgeous 1920s home with a guest house and tropical pool in the Old Northeast section of St. Petersburg, Florida.  My four children were happily ensconced in a top rated private school. I was one of the founding member of the Ballet Society, and life was humming along in the happy lane.  Naturally, it was time to move.

I was a reluctant house hunter. I thought Los Angeles was a fun place to visit, not to live.  As the jet approached the Los Angeles area the night I arrived, I was struck by how immense the area is.  I wondered how I would find the right schools, the right neighborhood and the right house to begin the California chapter of our lives.

 

I had 3 Absolutely Must Haves:

1 CLEAN AIR – Don’t laugh, I thought it would be impossible to find, but with a child with severe asthma it was my number one criteria.

2.  TOP RATED and RANKED SCHOOLS – As a former teacher quality education was a top priority.

3.  LOCATION – We needed to be close to freeways (to join the 405 crawl), schools, hospital, airport and for fun the ocean/beaches, mountains and desert.

Jackpot! I found them all in Palos VerdesThey are still here waiting for you.

Ok, the desert and mountains are a couple of hours away, but they are both worth the drive and the perfect destination for a weekend getaway.

The Schools: Peninsula residents are justifiably proud of the Palos Verdes Unified School District that serves all four cities and unincorporated areas of Palos Verdes. Test scores are consistently in the top 10% of all California schools and approximately 90% of the student body goes on to higher education upon graduation.
