It’s hard to find a hot buy in a “hot market” with high demand and low inventory, but last night Norma Toering & Team showed 30 Chuckwagon in Rolling Hills and were delighted with what we discovered. At $1,450,000 we were expecting to find a fixer, and we did, but it’s a fixer with loads of potential and good bones already in place. The four bedrooms are large, the living room has a beamed cathedral ceiling and an over-sized fireplace. There’s a gorgeous city lights view out the front door and the backyard has a large swimming pool overlooking the canyon.
Toss in a nearly one acre lot and located in the gated community of Rolling Hills with miles of riding trails, plus the property is zoned for horses (it was dark but I did not see any existing horse facilities) and I think it becomes a hot buy for sure. Rolling Hills is filled with multi-million dollar equestrian estates and high-end luxury homes. Tuesday is open house day for brokers and agents. Today’s open house tour did not disappoint. The star of the show list was definitely 253 Rocky Point Road listed by Prudential Realty. Very few homes compel me to pull my iPhone from my purse and begin capturing the essence of a property. This one did.

Rolling Hills House Deserves a Second Look–Hot Buy – (Sold)

The Tuesday broker open house tour in Palos Verdes had far more homes open than an agent could possibly view in the two-hour time slot; viewing priorities were definitely in order. First, and foremost, I view properties for current clients. Second in pecking order are new listings with ‘Homes I missed the first time around’ at the tail end of the list.

Routing saved 9 S. Middleridge Lane from being missed again. It is conveniently located near Rolling Hills main gate on Palos Verdes Drive North and it made sense (and saved gas) to see it as we passed by the gate. A little green thinking saved time and money and yielded a sweet little dividend. This house is fabulous!

Located on nearly 6 acres in the gated community of Rolling Hills, the home wears its million dollar remodel with style and it’s a perfect fit. The one-level home with 5 bedrooms and over 5600 sq. ft. of living space showcases stunning views from Long Beach to the Queen’s Necklace and beyond. Best Nest on ‘The Hill’ April 2012

What do you think is the best buy on ‘The Hill’ aka Palos Verdes Peninsula, right now? It seems I’m always answering this question for someone, and there is no easy answer given the variety in style, view, condition and price of homes in Palos Verdes. I do have moments of assured clarity when I walk in the door, or sometimes simply pull into the driveway, and know this is a great buy.

Eggs in a Nest

I love a great buy on anything and everything. I once found an Armani dress that was a perfect fit and it was love at first sight, but I really fell for it when I saw the price was marked down by 50%. I pounce on under-priced properties with the same zeal.

I once called a client from a property I rushed to see the moment it hit the MLS hotsheet. I knew the neighborhood, I knew the view and judging from the photos the updated house was listed at least 10% below market value. I called my client from the kitchen and she met me at the property on her way home from work. We wrote a full price offer on the trunk of my car. You must act fast when you find a great buy.

After an intense scroll through the MLS I kept returning to a million dollar baby, actually $1,100,000, located in a neighborhood full of “lifers” as no one wants to leave, remodeled and with a mesmerizing ocean view. The one-level home won’t linger long on the market.

How’s this for karma? After selecting my best buy of the month, I made a note to call the agent and ask for her permission to feature her listing on my real estate blog before publishing the article. Moments later my phone rang. It was the listing agent calling on a different property. During our conversation she said interest is high and offers may be on the way. So don’t hesitate if you want in on this one–call me.
