The 26th Annual Palos Verdes Street Fair is this weekend, Saturday June 8th from 10-10 and Sunday June 9th from 10-9.  There will be two stages of live music, 200+ local vendors, the largest carnival in the South Bay, free petting zoo & pony rides, international food court and gourmet food trucks.  Attendance last year was estimated at over 40,000 people.

This year they have also added a “Best of the Southbay” home brewing competition to go with the baking and chili cook-offs.

The Palos Verdes Street Fair is located in the heart of the Palos Verdes Peninsula between Peninsula Center shopping center and the Promenade on the Peninsula mall. Extra capacity parking will be available at Peninsula High with free shuttles every 3 minutes.

Admission and parking is free.  Carnival ride wristbands will be for sale at the fair.

Where can I board my horse in Palos Verdes?  I’m frequently asked this question and the answer is there are many places and it depends on what you want and where you want it.  One of the most popular choices for horse owners who do not own their own horse facility is to rent a stall.  Horse property homeowners often rent available stalls if they are not using them.  Privileges vary and the agreement should be in writing.  Homeowners often advertise boarding opportunities on local neighborhood bulletin boards, feed stores and wherever horse lovers gather.

If you elect not to board your horse at a private property there are several stables on the Palos Verdes Peninsula with varying services, amenities and cost.   A map is included to show some locations of the available facilities.  With a little research you will be able to find a home for your horse in Palos Verdes where both of you will be happy and ready to hit the miles and miles of riding trails lacing the hills and canyons of Palos Verdes.

Palos Verdes Horse Property with an Ocean View

It’s okay to want it all.  Later today, I’ll be meeting with a buyer new to Palos Verdes but already in love with this hilly peninsula that juts skyward from the ocean’s edge.   After a recent stay at Terranea Resort, this first-time visitor to PV must have thought she landed in a horse lover’s paradise.  Actually, Palos Verdes is certainly “horse friendly” but it is equally appealing to those seeking a view property, or simply a more relaxed pace of life.

 

We will be shopping for a second home and it can be either a small horse property with easy access to the miles and miles of riding trails that lace the hills and canyons, or it can be a nice little bungalow close to the ocean and not too far away from boarding stables and riding trails.  It’s a gorgeous Southern California day and eight homes are on the show list.  Maybe we will find it all–a Palos Verdes horse property with an ocean view.

 

It’s okay to want it all, and we will certainly be trying to find it!

If you are in the mood to saddle up your horse and go for a leisurely ride you might want to consult the Palos Verdes Peninsula Horsemen’s Association Trail Guide.  It is the only complete guide to the equestrian trails of the Palos Verdes Peninsula.  Maps feature all of the equestrian trails superimposed on an aerial map.

Answer: The Multiple Listing Service and the thousands of agents it reaches. It may be Old School but it is effective. Consider it the early predecessor to Facebook. As members of the same big network agents can see what other agents are listing and selling. We are privy to when a property goes under contract or when it fall out of contract. We know when a listing expires or is canceled. We post our open houses, both public and professional on the network. Although it’s been around for decades the MLS still packs a powerful punch in the business model for real estate.

Last week Norma Toering & Team posted two new listings. Within the hour there were two agent in our office with pen in hand and ready to call their clients. A showing ensued before the MLS Hotsheet of new listings cooled. That’s the chain reaction of an effective MLS. Seller, don’t even consider listing your property with an agent that does not belong to the MLS–your property needs to be there to gain full exposure to the market.

Coming in at second position, in my opinion, is the Internet and all the wonderful sub-tools this gigantic global network folds under its wings. As listing agents, our new listings fly through the sky at the speed of light. Our website IDX is waiting stealthily for a new contact request 24/7. If the thought of a new request from some distant shore will not roll you out of bed in the wee hours of the morning I don’t know what will. I confess I’m already a morning person, but I love the thrill of a new inquiry on one of my listings, or any listing, and I’m elated to see it morning, noon, or night. It’s my signal my marketing is working–I’m reaching people all over the world with news of property for sale in my local communities.

Homes in escrow: There are currently 102 homes in escrow in Palos Verdes priced from $519,000 to $3,950,000. The average price for property in escrow is $1,395,000.

Palos Verdes homes  sold in February 2013:  45 Homes sold during the month of February ranging from $690,000 to $4,200,000.   The average sale price for February was $1,403,000.
