Buyers on Fire While Sellers Sleep

I am one of several hundred real estate agents and brokers engaged in the art (or shall I say war) of selling real estate on the Palos Verdes Peninsula.  Add a thousand or so more South Bay and Beach Cities agents and we are all ready to write an offer with a tap on the iPad, seal it with an electronic signature and send it on its merry way to find its place amid a pile of similar offers on the same property.  Multiple offers are the norm, not the exception these days.

Yes, it’s a battle zone out there and both buyers and agents are bruised, battered and beleaguered by current market conditions.  Meanwhile, sellers are once again sleeping well while visions of new-found equity dance in their heads.  I’ve not yet heard Marie Antoinette’s famous line of, “Let them eat cake,” but there is certainly no rush to market to satiate the intense buyer hunger enveloping the nation.

Perhaps the buyer for your home is one of the buyers in my pack of prospective would-be Palos Verdes, or other cities, buyers if only they could find a home.  I’ll only mention those from my list that are so hot to buy the flame is visible in their eyes:

1)  Family of four living in temporary quarters and scanning new listings daily.  What their hearts desire:  4-bedrooms, pool and a yard for kids.  Area:  Palos Verdes

2)  Ocean view property with yard and remodeled for busy executive relocating to Palos Verdes.

3)  Beach cottage or townhouse in Manhattan Beach–former chef wants a great kitchen.

4)  Cash buyer wants ocean view in Rancho Palos Verdes or South Shores.

5)  South Bay income property wanted yesterday by several investors.

6)  Oceanfront property, or very close, with open floor plan.

I could go on, but if I have this many “hot” buyers, I’m certain most other active agents have an equal or greater number.  Last week Norma Toering & Team added four new qualified and ready to buy customers to our active list.  I only wish we had four new listings to show to each of them.

Sellers, maybe it’s time to wake up from the long rest the market took during the recession and open your front door to waiting buyers.  More than likely there are multiple buyers waiting to purchase your home too.

The best economic indicator I have are my clients.  When my phone and email box show a flurry of inquires and calls, I suspect buyer confidence is on the rise.  Last week two of my clients in different business sectors, inquired about purchasing a business with underlying real estate.  Savvy move, in this real estate agent/broker’s opinion.

Josh and I previewed one of the properties of interest located in the downtown area of San Pedro.  The downtown area has stood poised on the edge of revitalization for at least two decades.  I opened a small antique and vintage jewelry business in the town center when I first arrived in Palos Verdes.  Progress was made during the ensuing twenty plus years, but the recession arrived, businesses faltered and growth came to a grinding halt.

Signs of life are stirring in San Pedro’s downtown area.  Josh and I were delighted to investigate the property of interest for our client.  It’s a long closed art gallery with an adjoining space that could be a separate business or additional gallery space.  I must admit I enjoyed the change of pace previewing an empty shell of opportunity provided.    I could imagine shoppers strolling in and out viewing art (buying too) and enjoying the eclectic mix of shops in the area.

Will my buyer purchase the gallery?  Time will tell, but in the meantime take a peek at some of the architectural creativity on display.

Termite Fumigation Process Underway

Termites love to eat and wood is their favorite food.  They are industrious little critters and abundant in Southern California.  Controlling their voracious appetite is big business and is referred to in the California Residential Purchase Agreement.  There is even a special form for buyer and seller to sign designating who will pay for the report to check for termites, the work required to repair the damage they left behind and the fumigation if they are still present.

 

Yesterday, I drove by one of my listings currently under contract and also under the fumigation tent.  I like to verify the work is on schedule especially as this particular home will close escrow today and lose the tent before buyers receive their new keys at 5:00 PM. The repair work was completed before the fumigation (new wood will be treated) and termite completion is already in the lender’s hands since they require it as a condition of funding the buyer’s loan.

 

The bulk of termite repair and clearance expenses usually falls on the seller’s shoulders.  The termite report divides the repairs needed into Section 1 (current damage and infestation) and Section 2 (conditions that may lead to future infestation).  In California, the seller is usually responsible for Section 1 items and the buyer is responsible for Section 2, but there are exceptions to every rule and everything is open to negotiations in the real estate world.

 

Termite repairs can be a major expense for sellers if it has been years since the property was inspected or treated.  If infestation is caught early it may be treated locally without wrapping the entire structure in a colorful tent and pumping gas into every nook and cranny.  However, termites may still be living next door and they observe no boundary lines.  A proactive periodic checkup or annual exam will be good for your home’s health and perhaps easier on your wallet too.

The broadest definition of the region is including all communities south of Interstate 105 and west of Long Beach (with the exception of Compton, which is generally considered South LA). The South Bay includes the Beach Cities (Manhattan Beach, Hermosa Beach, Redondo Beach), El Segundo, the Palos Verdes Peninsula, Inglewood, Hawthorne, Gardena, Carson, Lawndale, Harbor City, Torrance, Lomita, and San Pedro. The region is bordered on the north by the Westside, on the northeast by South Los Angeles, on the east by the Gateway Cities, and on the south and west by the Pacific Ocean.

The Harbor (I-110), San Diego (I-405), Gardena (SR 91), and Century (I-105) Freeways provide the region with its principal transportation links. The Los Angeles MTA’s Blue Line (opened in 1990) is a light rail line running between Downtown Los Angeles and Downtown Long Beach. It is the first of the MTA’s modern rail lines since the 1961 demise of the Pacific Electric Railway’s Red Car system. The Green Line (opened in 1995, together with the Glenn Anderson Freeway) also serves the South Bay is a light rail line running between Redondo Beach and Norwalk in the median of the Century Freeway (Interstate 105), providing indirect access to Los Angeles International Airport via a shuttle bus. Several ports and harbors in the South Bay provide access to Santa Catalina Island, a popular resort. In addition, Los Angeles International Airport borders El Segundo to the north in the neighborhood of Westchester, Los Angeles.
