Palos Verdes Luxury Homes Real Estate Snapshot September 2018

The Palos Verdes luxury home market experienced a noticeable uptick in activity at the close of summer with a few homes going off the market and the number of high-end homes in escrow nearly doubling.  With those numbers, my Little Yellow Dot indicates the luxury home market is still favoring buyers, but moving closer toward a neutral market favoring neither the seller nor the buyer.   The Rolling Hills market (primarily high-end properties) reflects a similar shift due to a reduction in the number of homes for sale, and an increase in the number of residences in escrow with accepted [...]

  Rancho Palos Verdes is the city with the most single-family homes for sale and comes in at the number two spot for hottest markets on the Palos Verdes Peninsula.   The Rolling Hills real estate market is in a neutral zone favoring neither the seller nor the buyer. A neutral market offers equal negotiating power to both parties. Unlike a strong seller's market with limited inventory, a balanced neutral real estate market offers more choices to prospective buyers and more competition for sellers. The higher price point of Rolling Hills properties impacts the speed of absorption.     The weather today is hotter than the single-family residential market on the Palos Verdes Peninsula--and that's hot! On the day I pulled the statistics for Palos Verdes luxury homes, those properties priced at or above $3,000,000, there were 49 single-family properties for sale on the entire Palos Verdes Peninsula. Only six homes in the price category were in escrow with accepted offers. These numbers translate to a real estate market favoring buyers of Palos Verdes luxury homes. Last week I had a listing appointment with a prospective seller of horse property in Rancho Palos Verdes. We discussed the improvement of some long-neglected trails in RPV and the impact the improvements will have on horse property in the area. Although Rolling Hills Estates and Rolling Hills are noted for their abundance of properties zoned for horses, many residences in the Palos Verdes Drive East area are zoned for horses as well.
