By | November 28th, 2017|An Agent's Life, Buyer Tip, Front Page, Los Angeles, Los Angeles Luxury Homes, Palos Verdes, Rancho Palos Verdes Lisitng Agent|

Tuesday is tour day for new listings in Palos Verdes. This morning, the list is rather short due to entering the after Thanksgiving holiday countdown, and the seemingly permanent condition of inventory shortage for Palos Verdes and other cities in the South Bay of Los Angeles. Today, there is only one new listing I need to preview for a prospective buyer. However, on the upside, it's a gorgeous day, so perhaps as I meander along Palos Verdes Drive South, I will capture a few more coastal photos I can use on my blog to display the beauty of our [...]

Palos Verdes Real Estate Report October 2017

By | October 4th, 2017|An Agent's Life, Buyer Tip, Lifestyle in Palos Verdes, Los Angeles Luxury Homes, Palos Verdes Peninsula, Palos Verdes View Homes, Rancho Palos Verdes Lisitng Agent, Rancho Palos Verdes top agent|

Fall is here! My morning walk required a sweater for the brisk 58-degree day. After the languid last days of summer, I think the real estate market is ready to perk up and make the most of the final quarter of 2017. I bumped into an agent who has been in the business longer than I have, and she said, "This has been the quietest summer I can remember."  Yes, although I was busy and productive with listings and sales, the market took a bit of a breather during the summer months of 2017. Inventory remains tight with only 183 [...]

From Contract to Close–Whether Selling or Buying

By | September 28th, 2017|An Agent's Life, Buyer Tip, Front Page, Los Angeles Luxury Homes, Palos Verdes Luxury Homes, Palos Verdes View Homes|

Palos Verdes Oceanfront homes in Rancho Palos Verdes. A typical day in an agent's life will involve an extensive list of "value-added" tasks. For example today we are waiting for a buyer's acceptance of a seller's response to the buyer's request for repairs. It has taken us a week of back and forth to reach an agreement. An appraisal is due, and late last night a former client who is about to begin a major remodel turned to me for help because the appraisal for his current home came in unacceptably low. He asked us to review it [...]

How Many Horses Do You Have?

By | September 27th, 2017|An Agent's Life, Horse Property, Palos Verdes|

"You have how many horses?" I asked the prospective buyer to repeat her reply as I wanted to make sure our less than clear cell phone connection wasn't playing tricks with my hearing. "Six," she replied. "That's what I thought you said. That's a lot of horses, but yes, I can show you properties in Palos Verdes, notably Rolling Hills, that will comfortably meet your equine needs." And so we were off to look at horse properties in Palos Verdes after tightening up her requirements and price point. At our first meeting, I presented the prospective buyer with a copy [...]

Looking for a beautiful Palos Verdes home with a spectacular view? Call me; this one is For Sale! 284 Palos Verdes single family homes sold year-to-date in 2017.  Twenty-three of those private residences were priced at or above $3,000,000. There are currently 213 single family homes for sale on the Palos Verdes Peninsula.  124 Palos Verdes homes are in escrow with accepted offers.     The overall single-family home market in the four cities on the Palos Verdes Peninsula remains firmly entrenched in a market favoring sellers.  However, the luxury market is tilting toward a buyers' market as [...]

2017 Real Estate Changes and Updates for California

By | March 1st, 2017|An Agent's Life, Buyer Tip, Front Page, Income Property, Los Angeles, Palos Verdes, Seller Tip|

I attended the Palos Verdes Board of Realtors March Breakfast meeting yesterday. Although breakfast was delicious, my primary reasoning for being there was to hear Gov Hutchison, California Association of Realtors’ attorney, speak regarding trends and changes reflected in California laws and real estate forms. Here are the latest updates:  There’s a new bedbug form. Yes, those little critters have arrived in our Golden State.  The new disclosure form states landlords must disclose if the property was inspected for bedbugs, and if so, the results of said inspection.  Tenants must tell landlord if the rental property becomes infected; landlord must [...]

Measuring an Agent’s Value

By | November 29th, 2016|An Agent's Life, Buyer Tip, Palos Verdes Luxury Homes, Palos Verdes Peninsula, Seller Tip|

As we enter the last month of 2016, my thoughts are turning to how I can better serve my clients in 2017. Over the years it has become apparent there are a plethora of ways an agent can enhance their clients' well-being in financial matters as well as from an emotional point of view. Let's face it selling a house is stressful even under the best of circumstances. Preparing a property to go on the market can take weeks of planning and work if not months. There are so many decisions to make--should you paint, replace the carpet, refinished the wood floors [...]

What’s New in Your Palos Verdes Neighborhood?

By | September 28th, 2016|An Agent's Life, Front Page, Los Angeles Luxury Homes, Palos Verdes Luxury Homes, Rancho Palos Verdes|

September Board of Realtors Breakfast Meeting:  The City Managers of the four Palos Verdes Peninsula cities each took a turn at the microphone to update local real estate professionals about changes and improvements happening in their town. Here are few worthy mentions from my notes: Rolling Hills:  Building permits are on the rise. Each new home must set aside a minimum of 1,000 Each new home must set aside a minimum of 1,000 sq. ft. for a stable. If you add one If you add one square inch to the residence must put utilities underground (to the street, I believe). [...]

Palos Verdes California–Coastal Living at Its Best

By | August 24th, 2016|An Agent's Life, Buyer Tip, Favorite Photos - Palos Verdes, Lifestyle in Palos Verdes, Palos Verdes Luxury Homes|

I fell in love with lighthouses when I lived in Cape Elizabeth, Maine.   The sound of the foghorn signaled the arrival of another blanket of fog, and after spending several years in Chicago, the coastal lifestyle was a change of pace.  Imagine my delight when I discovered Palos Verdes is home to the Point Vicente Lighthouse!   We plan to use a photo of the lighthouse in a marketing piece this month.  After showing property, Josh decided to return to Point Vincente and photograph the lighthouse.  I'm delighted with the results to say nothing of his dedication to capturing a [...]

Where Are the Horse Properties in Palos Verdes?

By | August 13th, 2016|An Agent's Life, Buyer Tip, Horse Property|

If you're searching for horse property in Palos Verdes you need to know where to look, since most properties in Palos Verdes are not zoned for horses.  My easy rule of thumb is if your price range is $2,000,000 and up Rolling Hills may be the best investment for the money.  On the other hand, if your budget is somewhere between one and two million dollars, Rolling Hills Estates and some areas of Rancho Palos Verdes offer you the option of purchasing a home in a horse-friendly neighborhood.  If you desire to purchase a horse property priced under $1,000,000 then [...]
