2017 Real Estate Changes and Updates for California

By | March 1st, 2017|An Agent's Life, Buyer Tip, Front Page, Income Property, Los Angeles, Palos Verdes, Seller Tip|

I attended the Palos Verdes Board of Realtors March Breakfast meeting yesterday. Although breakfast was delicious, my primary reasoning for being there was to hear Gov Hutchison, California Association of Realtors’ attorney, speak regarding trends and changes reflected in California laws and real estate forms. Here are the latest updates:  There’s a new bedbug form. Yes, those little critters have arrived in our Golden State.  The new disclosure form states landlords must disclose if the property was inspected for bedbugs, and if so, the results of said inspection.  Tenants must tell landlord if the rental property becomes infected; landlord must [...]

Measuring an Agent’s Value

By | November 29th, 2016|An Agent's Life, Buyer Tip, Palos Verdes Luxury Homes, Palos Verdes Peninsula, Seller Tip|

As we enter the last month of 2016, my thoughts are turning to how I can better serve my clients in 2017. Over the years it has become apparent there are a plethora of ways an agent can enhance their clients' well-being in financial matters as well as from an emotional point of view. Let's face it selling a house is stressful even under the best of circumstances. Preparing a property to go on the market can take weeks of planning and work if not months. There are so many decisions to make--should you paint, replace the carpet, refinished the wood floors [...]

What’s New in Your Palos Verdes Neighborhood?

By | September 28th, 2016|An Agent's Life, Front Page, Los Angeles Luxury Homes, Palos Verdes Luxury Homes, Rancho Palos Verdes|

September Board of Realtors Breakfast Meeting:  The City Managers of the four Palos Verdes Peninsula cities each took a turn at the microphone to update local real estate professionals about changes and improvements happening in their town. Here are few worthy mentions from my notes: Rolling Hills:  Building permits are on the rise. Each new home must set aside a minimum of 1,000 Each new home must set aside a minimum of 1,000 sq. ft. for a stable. If you add one If you add one square inch to the residence must put utilities underground (to the street, I believe). [...]

Palos Verdes California–Coastal Living at Its Best

By | August 24th, 2016|An Agent's Life, Buyer Tip, Favorite Photos - Palos Verdes, Lifestyle in Palos Verdes, Palos Verdes Luxury Homes|

I fell in love with lighthouses when I lived in Cape Elizabeth, Maine.   The sound of the foghorn signaled the arrival of another blanket of fog, and after spending several years in Chicago, the coastal lifestyle was a change of pace.  Imagine my delight when I discovered Palos Verdes is home to the Point Vicente Lighthouse!   We plan to use a photo of the lighthouse in a marketing piece this month.  After showing property, Josh decided to return to Point Vincente and photograph the lighthouse.  I'm delighted with the results to say nothing of his dedication to capturing a [...]

Where Are the Horse Properties in Palos Verdes?

By | August 13th, 2016|An Agent's Life, Buyer Tip, Horse Property|

If you're searching for horse property in Palos Verdes you need to know where to look, since most properties in Palos Verdes are not zoned for horses.  My easy rule of thumb is if your price range is $2,000,000 and up Rolling Hills may be the best investment for the money.  On the other hand, if your budget is somewhere between one and two million dollars, Rolling Hills Estates and some areas of Rancho Palos Verdes offer you the option of purchasing a home in a horse-friendly neighborhood.  If you desire to purchase a horse property priced under $1,000,000 then [...]

Elephants I photographed in Africa. I wrote this article back in 2012 when short sales and foreclosures were finally beginning to fade into the history books.  Thank heavens, those are gone, but my passion for helping my clients find the right home for them is as strong as ever.  Markets change, but my loyalty to my clients is steadfast.   BY NORMA TOERING BROKER FOR PALOS VERDES AND BEACH CITIES Real Estate Broker/Owner with Charlemagne International Properties BRE# 01147470 As consciousness returns to my being after a restful night's sleep, I savor those first few moments of wakefulness [...]

Palos Verdes Uber Luxury Home Prices Are Escalating

By | June 8th, 2016|An Agent's Life, Lifestyle in Palos Verdes, Palos Verdes, Palos Verdes Luxury Homes, Rancho Palos Verdes|

Palos Verdes Luxury Home For Sale   On Tuesday mornings, I am always anxious to check to see what new listings are on the broker open house tour. Yesterday, as is my habit, I took my second cup of coffee upstairs and opened up the local MLS open house tour schedule. It was all pretty routine until I began selecting homes to include on our weekly trot around the Palos Verdes Peninsula. I selected twelve homes to personally tour. Some matched buyers' wants and needs, some were comparable properties for upcoming or current listings, and it's always good [...]

Big Baskets Sold My First House

By | May 12th, 2016|An Agent's Life, Palos Verdes Luxury Homes, Palos Verdes Peninsula, Seller Tip|

Just in case any of you sellers think this agent does not empathize with the trials and tribulations of selling a property occupied by people and pets, my first experience selling a property was from the seller's perspective. Let me introduce you to the cast of characters who played leading roles in my first real estate sale. One was a seven-month pregnant woman (me), and let's not forget the two-year-old who never napped. Just to complete the picture, there was a dog who hated strangers and was still trying to master the art of relieving himself outdoors--thank heavens for [...]

Horses in the House–Equestrian Art

By | February 10th, 2016|An Agent's Life, Buyer Tip, Horse Property|

Horses continue to inspire equestrians and artists with their grace and beauty.  Homeowners on the Palos Verdes Peninsula are not immune from displaying a few horses inside the home.  Their love of horses often extends beyond the stable. When we show horse property it's not unusual to find a few horses in the house in the form of art. Enjoy these examples we've snapped photos of over the years we've had the pleasure of selling Palos Verdes horse property. Probate, Wills, Trusts and Such

By | January 27th, 2016|An Agent's Life, Front Page, Palos Verdes Luxury Homes, Palos Verdes Peninsula|

Today, Josh and I attended an estate planning seminar for real estate professionals regarding probate (and how to avoid it), wills (basically a letter to a probate judge), and trusts. It is our goal to be a constant source of valuable real estate information for our clients by attending a variety of educational seminars and classes, then passing the information along to our clients. Purchasing, selling or shifting an asset to an entity requires careful consideration as there can be tax and financial ramifications. We are not specialists in law or tax experts, but we highly recommend consulting with a [...]
