Hermosa Beach CA Luxury Listings and Sales–November 2015

By | November 13th, 2015|Beach Cities, Beach Cities Luxury, Buyer Tip, Hermosa Beach, Sand Section|

Most luxury markets are fully recovered from the real estate crash of 2008.  Many neighborhood are selling far above 2007's peak prices.  A few markets in the South Bay of Los Angeles are still in recovery mode.  Hermosa Beach, as most of the South Bay, remains in a long-running sellers' market. With interest rates promised to rise in the coming months, now is an excellent time for buyers to take advantage of a softening in the luxury segment of the local real estate market. If you're in the market to purchase a luxury home in any of the Beach Cities [...]

Hermosa Beach Luxury Home Market Update–June 2015

Rain in June is not the norm for Southern California, but this morning a light rain was falling when I walked Faye, my spunky little Chihuahua.  The air was filled with the scent of petrichor. That's the new word I recently added to my vocabulary as it means the smell of rain on the dry earth--and we certainly have plenty of dry earth in the South Bay of Los Angeles due to our relentless drought.  The origin of the word is Greek and is a combo of the words for "stone" and "blood of the gods."  Very fitting description for [...]

Somebody Stole My For Sale Sign

By | February 11th, 2013|Beach Cities, Front Page, Hermosa Beach, Los Angeles Luxury Homes, Sand Section|

3130 Hermosa Avenue, Hermosa Beach, CA My weekend was filled with workouts (hike, yoga and free weights), work (wrote two offers and prepping another). I was feeling great about the productive weekend until I received a call from a neighbor of my luxury listing at 3130 Hermosa Beach. "I see your sign is down. How much did the property sell for?" "The property is available. Are you sure the sign is missing?" "Yes. The sign was there yesterday and today it is gone." As soon as we confirmed the offers we wrote were in the hands of the listing [...]

Top Way to Find Best Agent to Sell Your Hermosa Beach Luxury Home

By | February 3rd, 2013|Beach Cities, Front Page, Hermosa Beach Luxury Homes, Lifestyle in the Beach Cities, Sand Section, Seller Tip|

Hermosa Beach Luxury Home Listed by Norma Toering Team It is not hard to find a real estate agent. We post signs all over the neighborhood when we hold an open house. Our offices are scattered all over the planet, and whether you walk in or phone in, there is usually an agent on call to answer your questions.   If you’re hoping for more than potluck, my suggestion is to ask trusted friends and family for recommendations. Especially if they recently completed a real estate sale or purchase.   Once you have a name or two, it’s [...]

3 Questions to Ask Before Listing Your Luxury Home

Qestions to Ask Before You List Your Luxury Home Selling a luxury home may not be rocket science, but it must meld science, math and art into an effective marketing trio. Let's explore the science of selling a luxury home first. Science is defined by Dictionary.com as knowledge, as of facts or principles; knowledge gained by systematic study.  When science is applied to real estate it boils down to know the market or as I like to say, comps don't lie. I consider myself a student of the local real estate market.  I review new listings and sales daily.  [...]

“We Want a House on The Strand in Hermosa or Manhattan Beach”

By | December 5th, 2012|Beach Cities, Front Page, Hermosa Beach, Hermosa Beach Luxury Homes, Lifestyle in the Beach Cities, Manhattan Beach, Sand Section, Sand Section|

"There is something about opening your door and having the sand at your feet.  We want a house on The Strand in Hermosa or Manhattan Beach."   I quite agree.  The magical point where the surf meets the sand commands some of the highest real estate prices in California.  2012 home sales along this coveted stretch of oceanfront residences reveal 14 properties sold above $5M.  Topping the priciest pad list was 2909 The Strand, Hermosa Beach for just over $12M. Second place goes to 1712 The Stand, Manhattan Beach at $10.5M.   There are currently three homes for sale on [...]

The home offers luxury living with four bedrooms, four floors of living space plus a large rooftop deck (yes, there is an elevator), and spectacular ocean views. The exquisite home was built in 2005, tastefully updated and is being sold [...]
