Palos Verdes California–Coastal Living at Its Best

By | August 24th, 2016|An Agent's Life, Buyer Tip, Favorite Photos - Palos Verdes, Lifestyle in Palos Verdes, Palos Verdes Luxury Homes|

I fell in love with lighthouses when I lived in Cape Elizabeth, Maine.   The sound of the foghorn signaled the arrival of another blanket of fog, and after spending several years in Chicago, the coastal lifestyle was a change of pace.  Imagine my delight when I discovered Palos Verdes is home to the Point Vicente Lighthouse!   We plan to use a photo of the lighthouse in a marketing piece this month.  After showing property, Josh decided to return to Point Vincente and photograph the lighthouse.  I'm delighted with the results to say nothing of his dedication to capturing a [...]

100+ Reasons to Buy a Luxury Home in Palos Verdes, CA

By | January 27th, 2016|Buyer Tip, Favorite Photos - Palos Verdes, Featured Posts, Lifestyle in Palos Verdes, Los Angeles Luxury Homes, Palos Verdes Peninsula, Palos Verdes View Homes|

I wrote the original version of this article back in 2008--some things change and others remain the same.  Even though I've gone on to expound in-depth about the Palos Verdes lifestyle in over 4,000  articles, and I discover new things to love about life in PV, these original five reasons still top my list. Original article as written January 2008: I was recently asked by a soon-to-be resident what I like best about living in Palos Verdes.  My answer was not as concise and to the point as I would have liked.  Later, I found myself thinking about the very legitimate [...]

Live the Oceanfront Lifestyle in Palos Verdes

By | November 7th, 2015|Buyer Tip, Favorite Photos - Palos Verdes, Los Angeles Luxury Homes, Palos Verdes, Palos Verdes Luxury Homes|

Oceanfront Estates was developed by Capital Pacific Holdings at the turn of the century, from the very late 1990s to the early 2000s. The development company was from Orange County–synonymous with large homes on tiny lots, but in keeping with the locals love of the large lot, the developer broke the mold and built large homes on large lots at Oceanfront Estates. The name of the development is not a misnomer. The ocean views are a sight to behold. The water is up close and personal. You can smell it, you can hear it and often feel the ocean mist [...]

What Are Palos Verdes Sellers and Buyers Saying About Charlemagne Int’l Properties?

By | June 4th, 2015|An Agent's Life, Favorite Photos - Palos Verdes, Featured Posts, Lifestyle in Palos Verdes, Los Angeles Luxury Homes, Palos Verdes Drive South, Rancho Palos Verdes, Seller Tip|

Real estate customer service is not dead.  At least not at Charlemagne Int'l Properties located in Rolling Hills Estates, CA.  Although, one may wonder if calls are not returned and details are left unattended causing home owners to feel the weight of the myriad of details involved in selling a Palos Verdes property seem to rest solely on the seller's shoulders.  As one seller recently commented, "Who knew selling a house involved so many moving parts and so much time?"  At Charlemagne, we make every effort to reduce the stress and burden of selling your Palos Verdes property. "Thanks for [...]

What’s the Value of a Palos Verdes View?

By | May 13th, 2015|Buyer Tip, Favorite Photos - Palos Verdes, Featured Posts, Los Angeles Luxury Homes, Palos Verdes View Homes, Seller Tip|

Beauty is in the eye of the beholder, as is the value of a view.  This is one of the great puzzles of selling view homes on the Palos Verdes Peninsula.  We have a plethora of views.  There are varying degrees of views, there are up close and personal views and there are some homes with pastoral views (some buyers consider this a non-view when compared with a panoramic view).  What's an agent to do when asked to place a value on a view? The Views of Palos Verdes: The Queen's Necklace view is one of the most sought after on the [...]

Reasons People Want to Live in Palos Verdes: 1)  Few places on earth are more beautiful.   2)  The Palos Verdes Unified School District is one of the top public school systems in California.   3)  It is located in Los Angeles County, and is close to all the urban conveniences, but is a coastal retreat far from the hustle and bustle of city life.   4)  The climate provides many days of sunshine, a few of rain, but snow is a rare occurrence.   5)  The coastal location provides easy access to beaches.  The Palm Springs desert towns are [...]

Stop the Car!

Those were my words when we rounded a curve and this view popped into my line of vision on a glorious view day in Palos Verdes.  We simply had to park the car and capture the view. Views are an integral part of the Palos Verdes lifestyle, and it's not hard to understand why once you are treated to sights like this view of the Queen's Necklace.  The curve of the land where water meets sand and is greeted by twinkling city lights is such a bejeweled vision it earned the name of Queen's Necklace.  It is certainly ranked among [...]

There’s a Home in Palos Verdes for You

One of the things I like best about Palos Verdes, besides the coastal setting and stellar school system, is the wide variety of housing choices available. A 45 minutes drive around the Palos Verdes Peninsula will encompass 1950s and 60s cookie cutter communities (albeit with a luxurious flair) beginning to assert their individuality with distinctive style and architectural makeovers, to gated coastal estates and horse properties complete with stables and direct access to the numerous riding trails laced throughout the hills and canyons. If a hint of history and character are desired, Palos Verdes Estates offers many Old Spanish beauties built in the 1920s and 30s in Malaga Cove. Enter at your [...]

Luxury is difficult to define and quantify as its definition varies from person to person and location to location.  However, for the purpose of this article I consider Palos Verdes properties sold in excess of $2,000,000 to fall into the luxury home category. During January six Palos Verdes luxury single family homes sold in excess of $2M.  The sale prices ranged from a low of $3,017,000 for a home in the gated community of Vantage Point in Rolling Hills Estates, to $15,550,000 paid for a gated estate of over 2-acres on Via Visalia in Palos Verdes Estates. There are currently [...]

Before You Sell Your Ladera Linda Home in Palos Verdes

By | September 25th, 2014|Favorite Photos - Palos Verdes, Front Page, Lifestyle in Palos Verdes, Palos Verdes, Palos Verdes Drive South, Palos Verdes View Homes, Seller Tip|

How is the real estate market in the Ladera Linda neighborhood of Rancho Palos Verdes? The housing market took us on a roller coaster ride during the recession years with home prices falling close to 20 percent on the Palos Verdes Peninsula.  2012 saw the beginning of the slow climb upward, and 2013 will go down in my memory as the great recovery year with gains of 20 percent or more.  Fortunately, the rapid rise in prices tapered off in 2014 and my guess is we will experience a modest 5-6 percent increase in prices for the year.  The number [...]
