According to RE-Insider in an article published 8/14/14, the luxury real estate market is outpacing the rest of the California housing market by a wide margin.  "While home sales throughout much of California have remained flat throughout this spring and early summer, a new study has indicated that multimillion dollar homes are selling in record numbers, offering hope that the market is still improving and prompting many to wonder what’s holding the rest of the market back." The article went on to state the 2014 luxury home market year to date is up over 9% from 2013 numbers.  On the [...]

Luxury Homes From Malibu to Newport Beach

Charlemagne Int'l Properties connected with a foreign prospective buyer interested in purchasing a luxury home near the ocean along the coastal area of Southern California anywhere from Malibu to Newport Beach.  That's a large swath of coastal communities and dips into two counties.  This particular buyer is not tied to an area due to business or personal reasons.  He wants a property with a big ocean view and close to the beach.  The property will earn extra points if the beach is within an easy stroll and high-end shopping and dining options are available nearby.  Cultural and sporting events accessibility [...]

International Buyers Love Los Angeles

By | July 15th, 2014|Beach Cities, Front Page, Lifestyle in Palos Verdes, Lifestyle in the Beach Cities, Palos Verdes Estates, Palos Verdes Peninsula, Rancho Palos Verdes, Real Estate News, Rolling Hills Estates, Seller Tip|

International buyers snapped up $92.2 billion of property in the United States from April 2013  to March 2014.  The number for the previous year was $68.2 according to the National Association of Realtors.  The growth is attributed to better exchange rates, lower real estate prices and increasing affluence of foreign buyers. Other interesting tidbits about where and what the international set is purchasing in the United States: Four states accounted for 55% of the sales--Florida, California, Arizona and Texas. Top city online searches by international buyers were Los Angeles, Miami, Las Vegas, Orlando and New York City. Nearly 60% of [...]

Windows Inside and Out

I love windows.  They allow light and fresh air to enter our homes and add architectural interest to the home's design.  I snapped this photo while visiting Monet's home and gardens in Giverny, France.  Of course I took photos of the gardens and home but I was not too surprised when this particular shot turned out to be one of my favorites. The placement of windows in a home is very important and can add or subtract value to the home. A home with too many windows may present a challenge for furniture arrangement, and a home with too few [...]

If you are in the market to purchase a luxury home in Palos Verdes or the beach cities of Manhattan, Hermosa or Redondo, the choices can be overwhelming.  We recently showed a client luxury homes from Malibu to Newport Beach.  Although that swathe of land covers an immense territory, the buyer's needs were very specific as to primary concerns of style, size, age and location of the home he and family wanted.  Once a property qualified in all the primary categories, we then progressed on to secondary concerns of traffic, schools, crime, air quality and value of similar homes in [...]

I admit Palos Verdes is a quiet, isolated and very private community, and I, along with many others, like it like that!  More than once I've heard the lament of, "There's nothing to do in Palos Verdes," and that is absolutely not true.  Hey, this is L.A.! We really have it all.  There's the Pacific Ocean with its beaches, surfing and boating opportunities.  There are many wonderful fishing spots plus deep sea charters are available.  The Palos Verdes hills are laced with hiking and horseback riding trails.  There are parks and places to go whale watching. Cyclists love the winding roads and [...]

Residential Income Property in Los Angeles County’s Beach Cities

By | July 24th, 2013|Beach Cities, Front Page, Hermosa Beach, Income Property, Lifestyle in the Beach Cities, Manhattan Beach, Redondo Beach|

Demand is high and competition is keen, but it is possible to purchase multi-family income property in the beach cities of the South Bay area of Los Angeles County:  Manhattan, Hermosa and Redondo Beach. Earlier this year Norma Toering & Team represented the buyer on a fourplex purchase in Redondo Beach.  There were seven offers on the property.  I knew  any offer would need to be clean and at asking price if we hoped to secure a place in the final counter.  The seller countered only cash offers with short escrow periods.  Fortunately, our buyer's offer was selected and 14 [...]

Top Way to Find Best Agent to Sell Your Hermosa Beach Luxury Home

By | February 3rd, 2013|Beach Cities, Front Page, Hermosa Beach Luxury Homes, Lifestyle in the Beach Cities, Sand Section, Seller Tip|

Hermosa Beach Luxury Home Listed by Norma Toering Team It is not hard to find a real estate agent. We post signs all over the neighborhood when we hold an open house. Our offices are scattered all over the planet, and whether you walk in or phone in, there is usually an agent on call to answer your questions.   If you’re hoping for more than potluck, my suggestion is to ask trusted friends and family for recommendations. Especially if they recently completed a real estate sale or purchase.   Once you have a name or two, it’s [...]
