From Contract to Close

Your offer to purchase a home was accepted!  Those are wonderful words for most buyers to hear, and most sellers are relieved to know they are close to achieving their goal as well.  Buyers are delighted to conclude the endless search online and in the streets of their neighborhoods of choice.  Sellers are thrilled the need to vacate their living quarters during showings and the daily task of keeping the house "show ready" are drawing to a close.  It's a happy time for both parties to the contract. Then reality hits.  There are inspections to do, repairs or credits to [...]

Those were my words when we rounded a curve and this view popped into my line of vision on a glorious view day in Palos Verdes.  We simply had to park the car and capture the view. Views are an integral part of the Palos Verdes lifestyle, and it's not hard to understand why once you are treated to sights like this view of the Queen's Necklace.  The curve of the land where water meets sand and is greeted by twinkling city lights is such a bejeweled vision it earned the name of Queen's Necklace.  It is certainly ranked among [...]

I wrote the original version of this article back in 2008--some things change and others remain the same.  Even though I've gone on to expound in-depth about the Palos Verdes lifestyle with my article 100 Reasons to Call Palos Verdes Home, the original 5 still top my list. Original article as written January 2008: I was recently asked by a soon-to-be resident what I like best about living in Palos Verdes.  My answer was not as concise and to the point as I would have liked.  Later, I found myself thinking about the very legitimate question and here's my list: [...]

Luxury is difficult to define and quantify as its definition varies from person to person and location to location.  However, for the purpose of this article I consider Palos Verdes properties sold in excess of $2,000,000 to fall into the luxury home category. During January six Palos Verdes luxury single family homes sold in excess of $2M.  The sale prices ranged from a low of $3,017,000 for a home in the gated community of Vantage Point in Rolling Hills Estates, to $15,550,000 paid for a gated estate of over 2-acres on Via Visalia in Palos Verdes Estates. There are currently [...]

By | February 5th, 2015|An Agent's Life, Lifestyle in Palos Verdes, Los Angeles Luxury Homes, Monte Malaga, Palos Verdes, Palos Verdes Estates, Palos Verdes Luxury Homes|

A Palos Verdes Estates seller recently contacted me and invited Josh and I to tour her home with a private tennis court.  She wanted to make sure we were familiar with her property since she found an article online about a tennis property estate we sold in Rancho Palos Verdes.  The home, located in Monte Malaga, has a lovely ocean view, pool and the house is remodeled.  After enjoying more than 30 years of having a court in her backyard she wanted to make sure all the tennis players in Palos Verdes are aware a prime tennis property is for [...]

What’s My Palos Verdes Estates Home Worth?

There’s no question the real estate market has traversed some peaks and troughs during the past decade.  If you recall, prices were on a steep incline ten years ago in 2005.  Alas, all good things must end, and the real estate joy ride of rising prices was no exception.  The plummet began in 2008 and continued until the beginning of 2012 when, by my calculations, prices bottomed out and bounced back with amazing speed.  2013 was the year of double-digit gains for many Southern California neighborhoods with stabilization reached in 2014.  That’s a short synopsis of a very turbulent decade [...]

Market Indicators for PV, Beach Cities & South Bay Los Angeles

The little yellow button indicating what type of housing market we currently in slipped back into strong seller territory. Why? Blame it on the holidays. Buyers continued to purchase Palos Verdes, Beach Cities and South Bay homes as the holiday approached and arrived, but sellers postponed listing, and some even removed their property from the market during this busy time of year. Those combined factors contributed to the stronger seller's market. Let's talk about listing your property as the market currently favors sellers in nearly every price range and location throughout the greater Los Angeles area. - Norma Toering, Broker [...]

Palos Verdes Income Property

By | December 12th, 2014|Buyer Tip, Front Page, Income Property, Malaga Cove|

I Income properties are rare finds on the Palos Verdes Peninsula, but once in a while one will come on the market.  The largest concentration of multi-family income properties is the prestigious Malaga Cove neighborhood in Palos Verdes Estates along Via Campesina  A few others are scattered throughout the Palos Verdes area. It's not surprising there are currently no Palos Verdes income properties listed for sale on the MLS.  The most recent sales happened during the summer of 2013 when two properties on Via Campesina sold. The good news is the neighboring cities of Redondo Beach and Torrance have a much larger [...]

If you’re thinking about selling your home on the Palos Verdes Peninsula this information will be particularly of interest.  Based on reports from the housing gurus, 2015 will be a year of continued stabilization for the housing sector with a slower pace of increase in prices.  An economist with Zillow predicted 2015 price gains will be  around 2.5%,  quite a difference from the 18+% gain of 2013 and this year’s number of approximately 6%. Based on this “Big Picture” of the housing market, the trickle down message to your local neighborhood is this:  The housing market bounced back from the [...]
