  The luxury home market for homes priced over $3,000,000 on the Palos Verdes Peninsula showed a slight uptick in accepted offers, but the market continues to favor buyers due to the number of luxury homes listed for sale in comparison to the number of homes sold.   It's been a sizzling summer on the Palos Verdes Peninsula, but the temperature of the local real estate market has cooled as the thermometer headed skyward. April's market slider was 1.8 on my Little Yellow Dot sliding scale; August comes in at 2.7 by the same measurement. This change translates to a slight move toward a balanced market favoring neither the seller nor the buyer. However, we are still in a seller's market albeit a weakening one. Since I make it a habit of following real estate trends, I've been wondering who will buy the baby boomers' big houses when it's time for them to downsize.  I'm sure you've seen trending articles stating Millennials do not want the family china, antiques, and other stuff filling their parents' home. The big question is, will they want to move into the family home, or purchase one of their choosing? Perhaps smaller and closer to the urban center--time will tell. The market for single-family homes in Palos Verdes Estates remains in a robust seller's market. There are 62 Palos Verdes Estates single family homes for sale. 29 PVE residences are in escrow with accepted offers, and 93 Palos Verdes Estates houses have sold year-to-date. The overall single-family home market on the Palos Verdes Peninsula has slowed slightly due to increased inventory and slowed absorption. Last week's triple-digit heat wave reminded me how thankful I am to live in a coastal community. I don't know about other agents, but my client and I braved the weekend heat wave and toured several Palos Verdes homes for sale. Weather rarely deters a determined buyer (and their agent), but temperatures in the 90s, an unrelenting sun, and houses with no air-conditioning did call for several bottles of water and a shade break or two.  :) The luxury home market is experiencing increased inventory and shrinking sales.   Cooling Off at RAT Beach   Hot weather, firecrackers and sky-high temperatures have not taken the sizzle out of the local Palos Verdes real estate market. Rolling Hills experienced a mini-surge in new listings during the past few weeks. The new listings coupled with only three homes in escrow with accepted offers pushed the Rolling Hills market into a strong buyer's market. This may be a temporary imbalance due to the high number of listings during the summer selling season, and buyers may absorb the new inventory, but we'll have to wait and see.
