I'm going to miss showing and holding open houses at this panoramic ocean view condo located at 3200 La Rotonda Drive in Rancho Palos Verdes, CA. Alas, all good things must end, and this one had a beautiful ending for our seller and a lovely beginning for the happy buyers. The remodeled two-bedroom condo sold at the asking price of $799,000 setting a two-year record at the Ocean Terrace complex. It was clearly a home worthy of a new record high price with its forever views and stylish remodel. For more information on selling or buying homes in Rancho Palos [...]

By | January 27th, 2016|Buyer Tip, Favorite Photos - Palos Verdes, Featured Posts, Lifestyle in Palos Verdes, Los Angeles Luxury Homes, Palos Verdes Peninsula, Palos Verdes View Homes|

I wrote the original version of this article back in 2008--some things change and others remain the same.  Even though I've gone on to expound in-depth about the Palos Verdes lifestyle in over 4,000  articles, and I discover new things to love about life in PV, these original five reasons still top my list. Original article as written January 2008: I was recently asked by a soon-to-be resident what I like best about living in Palos Verdes.  My answer was not as concise and to the point as I would have liked.  Later, I found myself thinking about the very legitimate [...]

Relocating to Los Angeles? Consider Landing Here

By | October 31st, 2015|An Agent's Life, Buyer Tip, Front Page, Lifestyle in Palos Verdes, Los Angeles Luxury Homes, Palos Verdes Peninsula, Palos Verdes View Homes|

Relocating to California can be a daunting experience.  Over twenty years ago when I received the news we were relocating to Los Angeles I was less than thrilled.  My experience with Los Angeles consisted of one smog-filled summer trip during the mid 1970s, and frankly I did not care if I never saw Los Angeles again.  I should explain, my arrival coincided with those hot Santa Ana winds that feel like a blast from a furnace and also usher in coffee-colored, smog filled skies.  It only happens once or twice a year and lasts for a few days before the wind reverses and the coastal breezes [...]

Redefining Palos Verdes and Beach Cities Luxury Home Prices

By | June 22nd, 2015|Beach Cities, Beach Cities Luxury, Buyer Tip, Lifestyle in Palos Verdes, Los Angeles Luxury Homes, Manhattan Beach Luxury Homes, Palos Verdes Luxury Homes, Palos Verdes View Homes, Rancho Palos Verdes, Redondo Beach, Rolling Hills, Rolling Hills Estates|

For the past eight years I've defined luxury homes in the local real estate market by one primary criteria--price.  When I began my local real estate blog, Palos Verdes Lifestyle, in 2007 the dividing line was rather arbitrarily drawn at $2,000,000 as the defining value marker.   The definition of luxury homes in the local real estate market remained stable during the real estate recession years and throughout the equity gain-back years.  The price criteria of luxury homes often falls into sub-categories that included coastal location with view, larger than average sq. ft. and superior condition. The rise in real [...]

Summer paid no attention to the calendar as it is not due until tomorrow, but it blew into the South Bay of Los Angeles packing plenty of heat last week.  Thanks to our coastal marine layer we stayed relatively cool, but by afternoon even the coast had plenty of sunshine.  It's the type of week that makes you grateful for a pool in the backyard.  If there's a sweeping view to enjoy poolside, you can enjoy the Palos Verdes lifestyle at its best. If you're shopping for a Palos Verdes home with a pool and view check out what's currently on the [...]

By | June 18th, 2015|Lifestyle in Palos Verdes, Los Angeles Luxury Homes, Palos Verdes, Palos Verdes Drive East, Palos Verdes View Homes, Rancho Palos Verdes|

Even after 23 years in the real estate business in Palos Verdes and the South Bay of Los Angeles I still look forward to the Tuesday tour of new listings. This Spanish style beauty was one of my favorites on this week's tour.  It's a luxury home without the luxury price tag.   With high-quality interior finishes the four bedroom newer construction home has nearly 3300 sq. ft. of living space, pool and view.  It is listed at $1,899,000 and is located in the Miraleste neighborhood of Rancho Palos Verdes off Palos Verdes Drive East. Palos Verdes Home Seller Tip–Ready, Set, Show!

Kitchens and bathrooms often are a buyer's tipping point when it comes to purchasing a home.   Your property is ready for the FOR SALE sign and the parade of real estate agents with prospective buyers in tow. You're confident in the selected price after analyzing reams of comparable sales and touring the current neighborhood competition. No question the price is spot on.   The house never looked better. The painters, window washers and staging pros have worked their magic, and you walked through your home with utter amazement wondering if you really want to move now that your house is [...]

Portuguese Bend Riding Club in Palos Verdes

By | May 30th, 2015|Buyer Tip, Horse Property, Palos Verdes, Palos Verdes Drive South, Palos Verdes View Homes, Rancho Palos Verdes|

I often receive questions about places to board horses on the Palos Verdes Peninsula.  The Portuguese Bend Riding Club in Rancho Palos Verdes is always on my list of suggested stables. I was previewing new listings in the gated neighborhood recently and took the opportunity to feature the equestrian amenities in this short video clip.   The entrance to the gated community is off Palos Verdes Drive South in Rancho Palos Verdes, CA.  The landscape is majestic with rolling hills and ocean vistas.   There are riding and exercise rings as well as miles of trails throughout the neighborhood. What’s the Value of a Palos Verdes View?

By | May 13th, 2015|Buyer Tip, Favorite Photos - Palos Verdes, Featured Posts, Los Angeles Luxury Homes, Palos Verdes View Homes, Seller Tip|

Beauty is in the eye of the beholder, as is the value of a view.  This is one of the great puzzles of selling view homes on the Palos Verdes Peninsula.  We have a plethora of views.  There are varying degrees of views, there are up close and personal views and there are some homes with pastoral views (some buyers consider this a non-view when compared with a panoramic view).  What's an agent to do when asked to place a value on a view? The Views of Palos Verdes: The Queen's Necklace view is one of the most sought after on the [...]
