There’s no question the real estate market has traversed some peaks and troughs during the past decade.  If you recall, prices were on a steep incline ten years ago in 2005.  Alas, all good things must end, and the real estate joy ride of rising prices was no exception.  The plummet began in 2008 and continued until the beginning of 2012 when, by my calculations, prices bottomed out and bounced back with amazing speed.  2013 was the year of double-digit gains for many Southern California neighborhoods with stabilization reached in 2014.  That’s a short synopsis of a very turbulent decade [...]

Josh and I attended a global real estate conference in Pasadena yesterday.  We often work with international clients from around the world, and were eager to be informed about current trends and other useful information we can apply to our business at Charlemagne Int'l Properties. A few facts and trends I noted: 1)  Chinese clients make up 40% of the international buyers in Los Angeles 2)  Ten percent of real estate buyers in California are residents of China (2013 statistics) 3)  Cash buyers are the driving force behind higher real estate prices in many California neighborhoods.   Charlemagne Int'l Properties [...]

Before You Sell Your Ladera Linda Home in Palos Verdes

How is the real estate market in the Ladera Linda neighborhood of Rancho Palos Verdes? The housing market took us on a roller coaster ride during the recession years with home prices falling close to 20 percent on the Palos Verdes Peninsula.  2012 saw the beginning of the slow climb upward, and 2013 will go down in my memory as the great recovery year with gains of 20 percent or more.  Fortunately, the rapid rise in prices tapered off in 2014 and my guess is we will experience a modest 5-6 percent increase in prices for the year.  The number [...]

City Lights View Collection–Palos Verdes Homes

By | September 24th, 2014|Buyer Tip, Front Page, Lifestyle in Palos Verdes, Los Angeles Luxury Homes, Palos Verdes, Palos Verdes Luxury Homes, Palos Verdes View Homes, Seller Tip|

The city lights view is prevalent on the north and east sides of the Palos Verdes Peninsula.  The east side of Palos Verdes overlooks the Los Angles Harbor, San Pedro and Long Beach with mountains often visible in the distance.  The north side of Palos Verdes overlooks the South Bay area all the way to downtown Los Angeles and beyond to the mountains. One of the many reasons people request a city lights view is because it is most beautiful at night when they are most likely to be at home.  The daylight hours also offer some intriguing views of [...]

Today was one of those Southern California days so glorious I reminded myself this is why we live here and are willing to pay the price to do so. With the temperatures hovering in the high 70s, a gentle coastal breeze blowing and the sun shining brightly on this early day of autumn, it's the perfect time to feature some amazing view properties currently for sale on the Palos Verdes Peninsula. The Queen's Necklace view is perhaps the most sought after view on the Palos Verdes Peninsula.  It is the perfect blend of blue ocean meeting white sand with mountains in [...]

Ocean View Collection–Palos Verdes Homes

The Palos Verdes Peninsula, located in the South Bay of Los Angeles, has a plethora of ocean view homes since it is a peninsula surrounded on three sides by the Pacific Ocean.   The topography of towering cliffs and rolling hills is perfect for giving many homes in Palos Verdes a spectacular view.  Although my decision to move to Rancho Palos Verdes in 1989 was heavily influenced by the stellar public schools and air quality, I was most impressed with the amazing depth and variety of view properties. Perhaps this because we moved to California from Florida with nary a [...]

Why We Traipse from House to House on New Listing Tours

By | July 17th, 2014|An Agent's Life, Buyer Tip, Front Page, Los Angeles Luxury Homes, Palos Verdes Estates, Palos Verdes Peninsula, Palos Verdes View Homes, Rancho Palos Verdes, Rolling Hills, Rolling Hills Estates, Seller Tip|

Josh and I make it our habit to tour new Palos Verdes listings each and every Tuesday.  I scour the list of open houses while sipping my morning cup of homemade gourmet coffee (today's is Michael's Mocha Java) for properties matching the wants and needs from our pool of buyers, and also make sure we see those homes located in niches where we concentrate our listing efforts.  Although many agents do the "online tour" and no longer tour open houses, we believe it is an excellent way to accomplish services that will be of value to our clients.  Here is [...]

Palos Verdes Cliffs Both Beautiful and Dangerous

By | July 12th, 2014|Front Page, Lifestyle in Palos Verdes, Palos Verdes, Palos Verdes Peninsula, Palos Verdes View Homes, Rancho Palos Verdes|

One of the most iconic symbols of the Palos Verdes Peninsula must surely be those towering cliffs high above the Pacific Ocean.  They are hiked upon, viewed from and photographed multiple times each day.  They also inspire people to jump into the tidal pools below, mainly the young, adventurous and somewhat inexperienced.  Today is day three of a search for a young man reported to be cliff jumping with friends. The areas below the cliffs are filled with treacherous water and dangerous rocks.  There are caves to be swept into by the current, and per experienced divers engaged in the [...]
