How Many Horses Do You Have?

By | September 27th, 2017|An Agent's Life, Horse Property, Palos Verdes|

"You have how many horses?" I asked the prospective buyer to repeat her reply as I wanted to make sure our less than clear cell phone connection wasn't playing tricks with my hearing. "Six," she replied. "That's what I thought you said. That's a lot of horses, but yes, I can show you properties in Palos Verdes, notably Rolling Hills, that will comfortably meet your equine needs." And so we were off to look at horse properties in Palos Verdes after tightening up her requirements and price point. At our first meeting, I presented the prospective buyer with a copy [...]

Where Is the Best Palos Verdes Horse Property?

By | August 16th, 2017|Palos Verdes|

Last week I received an email from a person interested in purchasing horse property in Palos Verdes.  His first question was, "Where are the best Palos Verdes horse properties located? Best is such a subjective word. Before I could answer the question, I needed to delve deeper into his equestrian wants and requirements. Did he want the best price, the best location, the best horse facilities, or the best house in an area zoned for horses? Unquestionably, the best and top horse properties are located in Rolling Hills with its large lots and miles and miles of riding trails. It's  a [...]

Luxury Apartment Living in the South Bay of Los Angeles

I have a client who is in the market to invest approximately $5MM in real estate. He is selling a commercial building and wants to roll the proceeds over into another property. Simple enough. The dilemma he faces is where to make a long term investment that will require minimum management but provide a decent return on investment. Retail seems like a high-risk venture with the disruption online shopping is creating in the industry. Will gas stations become a thing of the past as the 21st-century advances? As the economic climate changes so do an investors' goals and guidelines. One [...]

Palos Verdes Single Family Home Sales and Listings for May 2017

By | May 15th, 2017|Buyer Tip, Lifestyle in Palos Verdes, Palos Verdes, Palos Verdes Estates, Palos Verdes Peninsula, Rancho Palos Verdes, Rolling Hills, Rolling Hills Estates|

Palos Verdes single family homes inventory slipped below 200 during April 2017.  There are currently 195 single family homes for sale on the entire Palos Verdes Peninsula.  123 Palos Verdes homes are in escrow with accepted offers, and 184 single family Palos Verdes homes sold year-to-date as of May 3, 2017. These numbers tell us several things:  First, the single family home market in Palos Verdes remains a very strong sellers' market. Next, the high number of homes in escrow (123) prove buyers are not intimidated by the higher prices, and perhaps the lack of inventory is nudging them into [...]

Providing Palos Verdes Buyers and Sellers with the Best and Top Real Estate Service

Luxury Home Sold by Charlemagne International Properties   I have a 'clients first' policy.  It's not always well received by my business partner or my inner social circle, but unless I have an appointment or engagement that must be honored, I keep my schedule flexible to accommodate my clients' needs.  Perhaps this is because before I was a real estate agent in Palos Verdes, I was a globe-trotting, house-buying corporate gypsy. Yes, I arrived in the new city we would soon call home, usually on a very tight schedule, and began the house-hunting mission.  I did not want [...]

Palos Verdes Single Family Homes Market Update April 2017

By | April 9th, 2017|Buyer Tip, Lifestyle in Palos Verdes, Los Angeles Luxury Homes, Palos Verdes, Palos Verdes Estates, Palos Verdes Peninsula, Rancho Palos Verdes, Rolling Hills|

On the first day of April 2017, there were 166 single family homes for sale on the Palos Verdes Peninsula. This is a slight uptick in the number of homes for sale. Perhaps the increase in inventory can be attributed to the arrival of spring. However, I have noted high-end Palos Verdes homes are staying on the market a bit longer than in previous months. In the luxury market, there is currently a six-month supply of homes for sale based on the present rate of absorption. Palos Verdes homes in Rancho Palos Verdes Winter's cool temperatures may still be with us, but the Palos Verdes single family home market is already heating up as spring approaches.  My "Yellow Slider" market indicator moved a couple of notches back toward a stronger sellers' market as we rolled into March 2017. However, the market indicator for the Palos Verdes luxury home market slipped deeper into the neutral zone. However, single family inventory increased slightly (up from 131 homes to 147), and that's good news for spring buyers. Coastal Homes in Palos Verdes CA Here are [...]

2017 Real Estate Changes and Updates for California

By | March 1st, 2017|An Agent's Life, Buyer Tip, Front Page, Income Property, Los Angeles, Palos Verdes, Seller Tip|

I attended the Palos Verdes Board of Realtors March Breakfast meeting yesterday. Although breakfast was delicious, my primary reasoning for being there was to hear Gov Hutchison, California Association of Realtors’ attorney, speak regarding trends and changes reflected in California laws and real estate forms. Here are the latest updates:  There’s a new bedbug form. Yes, those little critters have arrived in our Golden State.  The new disclosure form states landlords must disclose if the property was inspected for bedbugs, and if so, the results of said inspection.  Tenants must tell landlord if the rental property becomes infected; landlord must [...]

The selection of a real estate professional to represent you in the sale of your property is a huge decision.  Not only is your home like to be one of your most valuable assets, but the choice of a real estate agent can also increase your net, or it can cost you thousands of dollars.  Choose with great care!  The process of selling a property is a little bit science and a little bit art.  Timing and luck are also often thrown into the mix. The science part involves knowing the local market and being able to translate the [...]
