Palos Verdes, CA Real Estate Report–December 2016

By | December 27th, 2016|Front Page, Palos Verdes, Palos Verdes Estates, Rancho Palos Verdes, Rolling Hills, Rolling Hills Estates|

The Palos Verdes housing market is ending the year still entrenched in a sellers' market.  Inventory remains low and demand is strong. At the current rate of absorption, and without additional new inventory to replace the sold properties, there is less than a two-month supply of homes for sale in Palos Verdes. 2017 Appears to be a very year to list your Palos Verdes home for sale! There are currently 166 single family homes for sale.  91 properties are in escrow with accepted offers, and year-to-date 641 Palos Verdes single family homes have sold. By | November 10th, 2016|Lifestyle in Palos Verdes, Palos Verdes Luxury Homes, Rancho Palos Verdes|

Rancho Palos Verdes has some of the most exquisite coastal views on the entire Palos Verdes Peninsula.  The weather on the south side of Palos Verdes is reputed to be the most favorable on the entire peninsula. There's a reason the Palos Verdes Drive South neighborhood has become the resort side of the hill--views and weather are two critical factors. Many of the most expensive luxury homes in Rancho Palos Verdes are located in the Palos Verdes Drive South and Palos Verdes Drive West areas.  PVDS has The Estates at Trump National, Terranea Resort with its vacation homes, and a [...]

Palos Verdes CA Homes Market Update – November 2016

By | November 7th, 2016|Beach Cities, Buyer Tip, Palos Verdes, Rancho Palos Verdes, Real Estate News|

Oops, it happened again.  The number of available Palos Verdes single-family homes for sale dropped below 200. The shrinking supply pushed the market toward an even stronger sellers' market. Similar market trends apply to the Beach Cities real estate market as well.  Low inventory has become our new normal. At the current rate of absorption, Palos Verdes has less than two months of available inventory and the Beach Cities has just over six weeks, yes weeks, unless new listings are added.   Palos Verdes Real Estate Market Report for Single-Family Homes: 187 Palos Verdes single family homes are for sale. 102 [...]

Should I Sell My Palos Verdes Home During the Winter Months?

By | November 3rd, 2016|Buyer Tip, Front Page, Los Angeles Luxury Homes, Rancho Palos Verdes, Seller Tip|

Seller's Tip: No Need to Wait for Spring to List Your Home, This is Southern California! Leave the winter mindset behind, after all, this is Southern California.  The freezing temperatures and snowy slopes are tucked away in the mountain resorts, and our coastal area is enjoying some very balmy Los Angeles days of 70+ degrees.  January or June, it does not really matter when you elect to place your property on the market in Southern California. The timing of your sale is all about you, your schedule, your plans, and needs.  One of the advantages of living in Southern California [...]

Palos Verdes Real Estate Market Update – Oct. 2016

By | October 31st, 2016|Front Page, Lifestyle in Palos Verdes, Rancho Palos Verdes, Seller Tip|

The overall single-family home market on the Palos Verdes Peninsula remains robust and steadfastly entrenched in a sellers' market as we head into the autumn months of 2016. However, sales of luxury properties priced above $3,000,000 are in a neutral market after tipping toward a buyers' market during the late summer of 2016.  Yes, there are markets within markets and it's important to know where your property falls and what is happening within that particular sub-market. I try to make it easy for my clients and customers to track trends in the local Palos Verdes real estate market. Very few [...]

What’s New in Your Palos Verdes Neighborhood?

By | September 28th, 2016|An Agent's Life, Front Page, Los Angeles Luxury Homes, Palos Verdes Luxury Homes, Rancho Palos Verdes|

September Board of Realtors Breakfast Meeting:  The City Managers of the four Palos Verdes Peninsula cities each took a turn at the microphone to update local real estate professionals about changes and improvements happening in their town. Here are few worthy mentions from my notes: Rolling Hills:  Building permits are on the rise. Each new home must set aside a minimum of 1,000 Each new home must set aside a minimum of 1,000 sq. ft. for a stable. If you add one If you add one square inch to the residence must put utilities underground (to the street, I believe). [...]

Palos Verdes Luxury Home Market Report–September 2016

By | September 6th, 2016|Palos Verdes Drive South, Palos Verdes Luxury Homes|

It finally happened. The Palos Verdes luxury home market slipped into buyers' market territory on Charlemagne Int'l Properties' "Little Yellow Dot" market snapshot. August is often a slow month for real estate sales, but this is the largest monthly move our market slider has made in several years. As a reminder, the luxury home market is defined (by me) as those properties priced at or above $3,000,000. What does this market change mean for Palos Verdes luxury home sellers? If you're one of the fifty-nine homeowners who have your residence currently listed for sale you need to make sure your [...]

As I write this article there are 233 single-family homes for sale on the Palos Verdes Peninsula. Inventory continues to show a slight increase, however, demand remains strong thus keeping the overall real estate market tilted slightly in favor of sellers. Such is no longer the case for Palos Verdes luxury properties. Palos Verdes real estate Update for September 2016: 233 Palos Verdes single-family homes are currently listed for sale. 80 Palos Verdes single-family residences are in escrow with accepted offers. 489 Palos Verdes single family properties sold year-to-date in 2016. Palos Verdes Luxury and High-end Real Estate Report

By | August 22nd, 2016|Buyer Tip, Los Angeles Luxury Homes, Palos Verdes Luxury Homes, Rancho Palos Verdes, Real Estate News|

It's not too late to catch the wave! August is often accompanied by a slowing of the real estate market.  After all, it is the last month of summer vacation, and the back-to-school rush is upon us as well.  It is no surprise house hunting often falls lower on the priority list. However, it is not too late to catch the strong real estate market wave Palos Verdes continues to enjoy. The luxury market is defined (by me) as those homes priced at or above $3,000,000.  At the current time, properties in the luxury price range comprise nearly [...]

I wrote this article back in 2012 when short sales and foreclosures were finally beginning to fade into the history books.  Thank heavens, those are gone, but my passion for helping my clients find the right home for them is as strong as ever.  Markets change, but my loyalty to my clients is steadfast.   BY NORMA TOERING BROKER FOR PALOS VERDES AND BEACH CITIES Real Estate Broker/Owner with Charlemagne International Properties BRE# 01147470 As consciousness returns to my being after a restful night's sleep, I savor those first few moments of wakefulness [...]
