I checked our Wordpress website / blog and was delighted to see during 2014 visitors from 86 countries checked out the real estate information we provide.  Of course I immediately set a higher goal for 2015 of 100 countries.  Our real estate knowledge is local but our reach is definitely global. We are proud to include a number of investors and buyers from around the world in our growing real estate family.  We chose our name, Charlemagne International Properties, because of the phenomenal growth we have enjoyed with international buyers. - Norma Toering, Broker at Charlemagne Int'l Properties (310) 493-8333

Tenant Estoppels and Profit & Loss Statements – Income Property

By |2021-07-21T07:45:46-07:00June 19th, 2014|Beach Cities, Front Page, Income Property, Palos Verdes, San Pedro, Torrance|

One of our investment clients recently asked us about some of the income property forms involved in selling their seven unit complex. While this client does have a manager on-site, he was still concerned about the procedures, paperwork, and expectations for these forms. Tenant Estoppel Certificate: This form verifies that the tenant/landlord/manager/new buyer all agree on the stated monthly rent, security deposit, lease dates (if any) and ownership of any appliances. Typically the tenant is provided a copy once the property is going into escrow and then it is signed by all other parties. In addition to the estoppels, landlords [...]

Why You Should Sell Your Home Now

There's been lots of chatter about low inventory for months on end.  While the inventory still remains low, in my opinion the number one reason for homeowners and landlords to place their South Bay of Los Angeles property on the market is interest rates are still hovering around 4%, give or take a bit depending on the buyer's credit score and loan required.  Yes, there may not be as many homes to choose from, but a 30 year mortgage at 4% is so appealing many buyers are willing to make compromises on their list of "Must Have"  for their new home. Dollars in the Details – Selling Your Home

Listing your home in 2014? Congratulations, you've decided 2014 is the year to sell your home.  The big reveal is circled on the calendar and work is underway in preparation for your home's big day.  Soon, a parade of real estate agents and their prospective buyer will parade and prance through the halls and rooms of your once private abode with thoughts of who they will show and sell it to, or whether this is the one house they will call home.  It's up to you and your agent to make the most of this chance to impress agents and buyers. 2014 Real Estate Predictions

No, I do not have a crystal ball or have the innate ability to see into the future, but if the recent past is the best indicator of short-term future directions, I think I have an intelligent inkling of the real estate paths we will travel during the next 12 months. 1. Price increases will slow. There is no way the market can sustain annual price increases of 20% or more. 2013 was Southern California's real estate comeback year.  2014 will be the "Return to Normalcy" year. Enough of the double-digit price increases--eight is a good number and that's my [...]

Beach Cities and South Bay Income Property

A prospective multifamily income buyer recently asked me, "Has the spring feeding frenzy in the income property market cooled, or will my offer still be one of many?" The truthful answer is it depends on the location and condition of the property.   Premium properties in choice locations will still receive multiple offers.  On the other hand, fixer properties in less desirable areas will likely present rehab opportunities so they, too, will likely draw multiple offers.  In today's market, it is hard to find a wallflower income property. Last week Norma Toering & Team submitted an offer on  Hermosa Beach [...]

Coastal Cleanup Day 2013 – Saturday 9/21

Coastal Cleanup Day 2013 is this coming weekend on Saturday 9/21/2013.  Heal the Bay's annual event is the "biggest volunteer day on the planet" and last year's turnout was over 62,000.   They hauled away over 700,000 pounds of trash and 140,000 pounds of recycling items. Local meeting sites range from Malibu to Long Beach.   Palos Verdes sites will be at Malaga Cove (Via Arroyo/Paseo Del Mar) and Abalone Cove.  The beach cities will have many locations including the Manhattan Beach Pier, Hermosa Pier, Redondo Pier (end of Torrance Blvd) and King Harbor at the Port Royal Yacht Club. The cleanup [...]

Income Property in Los Angeles–South Bay

By |2021-07-21T07:45:53-07:00August 6th, 2013|Buyer Tip, Front Page, Hermosa Beach, Income Property, Long Beach, Los Angeles, Manhattan Beach, Palos Verdes, Redondo Beach, San Pedro|

I do a quick search each day for a few clients intent on purchasing residential income property in the South Bay of Los Angeles before interest rates creep much higher.  Obviously, their motivation has grown stronger during the past few weeks as rates inch upward. Residential income is scattered throughout the cities of the South Bay area, but some have more income properties than others. Here's a snapshot of income properties available in the South Bay by city: San Pedro:  36 Residential income properties are currently for sale in San Pedro. Palos Verdes: 0 Residential income properties for sale in Palos Verdes. [...]

Coastal Living in San Pedro

By |2021-07-21T07:45:53-07:00August 1st, 2013|An Agent's Life, Front Page, San Pedro, South Shores|

There's a new listing on the bluffs above the Pacific Ocean in the South Shores neighborhood of San Pedro.  I snapped these photos from the deck at today's open house. The one-level home is listed for $2,800,000 and located on Paseo Del Mar.  Just down the street the homes at The Estates at Trump National are selling in the four million and up price range.  Yes, there's a difference between San Pedro and Rancho Palos Verdes but it's the same Pacific Ocean coastline views for a lot less money. If you're interested in seeing this spectacular view with your own [...]
