One of our investment clients recently asked us about some of the income property forms involved in selling their seven unit complex. While this client does have a manager on-site, he was still concerned about the procedures, paperwork, and expectations for these forms. There's been lots of chatter about low inventory for months on end.  While the inventory still remains low, in my opinion the number one reason for homeowners and landlords to place their South Bay of Los Angeles property on the market is interest rates are still hovering around 4%, give or take a bit depending on the buyer's credit score and loan required.  Yes, there may not be as many homes to choose from, but a 30 year mortgage at 4% is so appealing many buyers are willing to make compromises on their list of "Must Have"  for their new home. A prospective multifamily income buyer recently asked me, "Has the spring feeding frenzy in the income property market cooled, or will my offer still be one of many?" Coastal Cleanup Day 2013 – Saturday 9/21

Coastal Cleanup Day 2013 is this coming weekend on Saturday 9/21/2013.  Heal the Bay's annual event is the "biggest volunteer day on the planet" and last year's turnout was over 62,000.   They hauled away over 700,000 pounds of trash and 140,000 pounds of recycling items. Local meeting sites range from Malibu to Long Beach.   Palos Verdes sites will be at Malaga Cove (Via Arroyo/Paseo Del Mar) and Abalone Cove.  The beach cities will have many locations including the Manhattan Beach Pier, Hermosa Pier, Redondo Pier (end of Torrance Blvd) and King Harbor at the Port Royal Yacht Club. There's a new listing on the bluffs above the Pacific Ocean in the South Shores neighborhood of San Pedro.  I snapped these photos from the deck at today's open house. The one-level home is listed for $2,800,000 and located on Paseo Del Mar.  Just down the street the homes at The Estates at Trump National are selling in the four million and up price range.  Yes, there's a difference between San Pedro and Rancho Palos Verdes but it's the same Pacific Ocean coastline views for a lot less money.
