The Rolling Hills real estate market remains in a neutral market favoring neither the seller nor the buyer. The higher price point of Rolling Hills residences translates to a slower absorption rate.  Many RH homes spend more days on the market than properties in other Palos Verdes real estate submarkets. The luxury market for homes over $3,000,000 is another example of higher prices usually translating to more days on the market due to a smaller pool of qualified buyers. Last week I had a listing appointment with a prospective seller of horse property in Rancho Palos Verdes. We discussed the improvement of some long-neglected trails in RPV and the impact the improvements will have on horse property in the area. Although Rolling Hills Estates and Rolling Hills are noted for their abundance of properties zoned for horses, many residences in the Palos Verdes Drive East area are zoned for horses as well. 19 Rolling Hills properties sold during 2017. The most expensive sale was $6.2 mm. The 6000 sq. ft. home sold for $1,033 per sq. ft. The lowest price sale was $1,319,000 for a 5100 sq. ft. residence located in the Flying Triangle landslide area of Rolling Hills. As we welcome 2018, there are 20 Rolling Hills single family homes for sale, and four Rolling Hills residences are in escrow with accepted offers. The single family housing market in Palos Verdes remains healthy, active, and still favoring sellers. There are 212 single family homes for sale on the entire Palos Verdes Peninsula. 94 homes are in escrow with accepted offers, and 77 Palos Verdes single family homes sold during July 2017. 426 PV single family homes have sold YTD 2017. Palos Verdes homes in Rancho Palos Verdes Winter's cool temperatures may still be with us, but the Palos Verdes single family home market is already heating up as spring approaches.  My "Yellow Slider" market indicator moved a couple of notches back toward a stronger sellers' market as we rolled into March 2017.
