The single family housing market in Palos Verdes remains healthy, active, and still favoring sellers. There are 212 single family homes for sale on the entire Palos Verdes Peninsula. 94 homes are in escrow with accepted offers, and 77 Palos Verdes single family homes sold during July 2017. 426 PV single family homes have sold YTD 2017. Given the above statistics, the inventory is still low, and the absorption rate is high. If you're considering selling a Palos Verdes property, the market will welcome the increased inventory. The one area of the Palos Verdes real estate market favoring buyers is the [...]

Providing Palos Verdes Buyers and Sellers with the Best and Top Real Estate Service

Luxury Home Sold by Charlemagne International Properties   I have a 'clients first' policy.  It's not always well received by my business partner or my inner social circle, but unless I have an appointment or engagement that must be honored, I keep my schedule flexible to accommodate my clients' needs.  Perhaps this is because before I was a real estate agent in Palos Verdes, I was a globe-trotting, house-buying corporate gypsy. Yes, I arrived in the new city we would soon call home, usually on a very tight schedule, and began the house-hunting mission.  I did not want [...]

Palos Verdes Single Family Homes Market Report March 2017

Palos Verdes homes in Rancho Palos Verdes Winter's cool temperatures may still be with us, but the Palos Verdes single family home market is already heating up as spring approaches.  My "Yellow Slider" market indicator moved a couple of notches back toward a stronger sellers' market as we rolled into March 2017. However, the market indicator for the Palos Verdes luxury home market slipped deeper into the neutral zone. However, single family inventory increased slightly (up from 131 homes to 147), and that's good news for spring buyers. Coastal Homes in Palos Verdes CA Here are [...]

2017 Real Estate Changes and Updates for California

By | March 1st, 2017|An Agent's Life, Buyer Tip, Front Page, Income Property, Los Angeles, Palos Verdes, Seller Tip|

I attended the Palos Verdes Board of Realtors March Breakfast meeting yesterday. Although breakfast was delicious, my primary reasoning for being there was to hear Gov Hutchison, California Association of Realtors’ attorney, speak regarding trends and changes reflected in California laws and real estate forms. Here are the latest updates:  There’s a new bedbug form. Yes, those little critters have arrived in our Golden State.  The new disclosure form states landlords must disclose if the property was inspected for bedbugs, and if so, the results of said inspection.  Tenants must tell landlord if the rental property becomes infected; landlord must [...]

By | February 10th, 2017|Buyer Tip, Featured Posts, Lifestyle in Palos Verdes, Palos Verdes, Palos Verdes Luxury Homes, Rancho Palos Verdes, Seller Tip|

The selection of a real estate professional to represent you in the sale of your property is a huge decision.  Not only is your home like to be one of your most valuable assets, but the choice of a real estate agent can also increase your net, or it can cost you thousands of dollars.  Choose with great care!  The process of selling a property is a little bit science and a little bit art.  Timing and luck are also often thrown into the mix. The science part involves knowing the local market and being able to translate the [...]

Measuring an Agent’s Value

By | November 29th, 2016|An Agent's Life, Buyer Tip, Palos Verdes Luxury Homes, Palos Verdes Peninsula, Seller Tip|

As we enter the last month of 2016, my thoughts are turning to how I can better serve my clients in 2017. Over the years it has become apparent there are a plethora of ways an agent can enhance their clients' well-being in financial matters as well as from an emotional point of view. Let's face it selling a house is stressful even under the best of circumstances. Preparing a property to go on the market can take weeks of planning and work if not months. There are so many decisions to make--should you paint, replace the carpet, refinished the wood floors [...]

Should I Sell My Palos Verdes Home During the Winter Months?

By | November 3rd, 2016|Buyer Tip, Front Page, Los Angeles Luxury Homes, Rancho Palos Verdes, Seller Tip|

Seller's Tip: No Need to Wait for Spring to List Your Home, This is Southern California! Leave the winter mindset behind, after all, this is Southern California.  The freezing temperatures and snowy slopes are tucked away in the mountain resorts, and our coastal area is enjoying some very balmy Los Angeles days of 70+ degrees.  January or June, it does not really matter when you elect to place your property on the market in Southern California. The timing of your sale is all about you, your schedule, your plans, and needs.  One of the advantages of living in Southern California [...]

Palos Verdes Real Estate Market Update – Oct. 2016

By | October 31st, 2016|Front Page, Lifestyle in Palos Verdes, Rancho Palos Verdes, Seller Tip|

The overall single-family home market on the Palos Verdes Peninsula remains robust and steadfastly entrenched in a sellers' market as we head into the autumn months of 2016. However, sales of luxury properties priced above $3,000,000 are in a neutral market after tipping toward a buyers' market during the late summer of 2016.  Yes, there are markets within markets and it's important to know where your property falls and what is happening within that particular sub-market. I try to make it easy for my clients and customers to track trends in the local Palos Verdes real estate market. Very few [...]

Luxury Homes Need Exterior Luxury Appeal Or Buyers Will Drive On By

By | June 30th, 2016|Front Page, Los Angeles Luxury Homes, Palos Verdes Luxury Homes, Seller Tip|

The luxury home market offers many upscale properties with impeccable interior design and space.  That's to be expected in the upper echelon price range of luxury homes in Greater Los Angeles. However, it is often the exterior living space that seals the sale. For example, earlier this week Josh and I checked out a listing teetering on the cusp of the luxury home price range in Palos Verdes.  "It doesn't look like a luxury home." Those were Josh's words as we pulled up to the curb and prepared to embark on another new listing home tour.  Josh's comment did not [...]

Curb Appeal – Maximize Your Home Value

By | May 20th, 2016|Palos Verdes Luxury Homes, Rancho Palos Verdes, Seller Tip|

Is your home ready for its closeup? The "Fifteen Seconds of Fame" rule certainly applies to selling your home since nearly 50% of prospective buyers drive by their favorite properties BEFORE they schedule an appointment to tour the home with their real estate agent. Yes, that's right. After locating your home on the Internet and deciding it is in the right price range and the right neighborhood many buyers will check it out from the curb. Sellers, you can either win them here or lose them. Over the years, we've had many buyers eliminate a home from our show [...]
