Palos Verdes Real Estate Report October 2017

Fall is here! My morning walk required a sweater for the brisk 58-degree day. After the languid last days of summer, I think the real estate market is ready to perk up and make the most of the final quarter of 2017. I bumped into an agent who has been in the business longer than I have, and she said, "This has been the quietest summer I can remember."  Yes, although I was busy and productive with listings and sales, the market took a bit of a breather during the summer months of 2017. Inventory remains tight with only 183 [...]

From Contract to Close–Whether Selling or Buying

Palos Verdes Oceanfront homes in Rancho Palos Verdes. A typical day in an agent's life will involve an extensive list of "value-added" tasks. For example today we are waiting for a buyer's acceptance of a seller's response to the buyer's request for repairs. It has taken us a week of back and forth to reach an agreement. An appraisal is due, and late last night a former client who is about to begin a major remodel turned to me for help because the appraisal for his current home came in unacceptably low. He asked us to review it [...]

How Many Horses Do You Have?

"You have how many horses?" I asked the prospective buyer to repeat her reply as I wanted to make sure our less than clear cell phone connection wasn't playing tricks with my hearing. "Six," she replied. "That's what I thought you said. That's a lot of horses, but yes, I can show you properties in Palos Verdes, notably Rolling Hills, that will comfortably meet your equine needs." And so we were off to look at horse properties in Palos Verdes after tightening up her requirements and price point. At our first meeting, I presented the prospective buyer with a copy [...]

Palos Verdes Luxury Homes Market Report for September 2017

Sold by Charlemagne International Properties   It was exactly one year ago when my market indicator (The Little Yellow Dot) signaled a shift in the luxury home market on the Palos Verdes Peninsula. The Little Yellow Dot edged closer to a buyers' market after many months of indicating a neutral market for luxury properties. September 2017 statistics for luxury residences priced over $3MM reveal the high-end home market is still locked in a buyers' market.   During August 2017 The Little Yellow Dot moved slightly away from a hot buyers' market, due to a few more sales and [...]

Investing in Southern CA Condos and Vacation Property

Are you considering purchasing real estate as an investment? If so, you might want to consider buying a waterfront condo or perhaps a vacation property in the desert or mountains. Southern Californians are fortunate to have the coast, the mountains, and the desert within a two to three-hour drive. That's still close enough to visit (or vacation) if the need or desire arises. Condos do have the added convenience and expense of Homeowners Associations.  HOAs serve as a third-party watchdog for owners. They also reduce the number of maintenance responsibilities owners must bear. Unlike a single-family home or a multi-family apartment [...]

Where Is the Best Palos Verdes Horse Property?

Last week I received an email from a person interested in purchasing horse property in Palos Verdes.  His first question was, "Where are the best Palos Verdes horse properties located? Best is such a subjective word. Before I could answer the question, I needed to delve deeper into his equestrian wants and requirements. Did he want the best price, the best location, the best horse facilities, or the best house in an area zoned for horses? Unquestionably, the best and top horse properties are located in Rolling Hills with its large lots and miles and miles of riding trails. It's  a [...]

Palos Verdes Luxury Homes Market Report August 2017

The South Bay of Los Angeles is in the middle of a hot and muggy spell, but the same is not true for the luxury home market on the Palos Verdes Peninsula. The dog days of summer find the luxury home market in a cooling trend and heavily favoring buyers. With 65 Palos Verdes luxury homes for sale priced at or above $3,000,000 and only seven sales in July, it is easy to understand why sellers must invest more time in preparing their home to meet the challenges of a slowing luxury market. On the other hand, buyers now have [...]

Palos Verdes Homes Market Report August 2017

The single family housing market in Palos Verdes remains healthy, active, and still favoring sellers. There are 212 single family homes for sale on the entire Palos Verdes Peninsula. 94 homes are in escrow with accepted offers, and 77 Palos Verdes single family homes sold during July 2017. 426 PV single family homes have sold YTD 2017. Given the above statistics, the inventory is still low, and the absorption rate is high. If you're considering selling a Palos Verdes property, the market will welcome the increased inventory. The one area of the Palos Verdes real estate market favoring buyers is the [...]

Luxury Apartment Living in the South Bay of Los Angeles

I have a client who is in the market to invest approximately $5MM in real estate. He is selling a commercial building and wants to roll the proceeds over into another property. Simple enough. The dilemma he faces is where to make a long term investment that will require minimum management but provide a decent return on investment. Retail seems like a high-risk venture with the disruption online shopping is creating in the industry. Will gas stations become a thing of the past as the 21st-century advances? As the economic climate changes so do an investors' goals and guidelines. One [...]
