Coastal Cleanup Day 2013 – Saturday 9/21

Coastal Cleanup Day 2013 is this coming weekend on Saturday 9/21/2013.  Heal the Bay's annual event is the "biggest volunteer day on the planet" and last year's turnout was over 62,000.   They hauled away over 700,000 pounds of trash and 140,000 pounds of recycling items. Local meeting sites range from Malibu to Long Beach.   Palos Verdes sites will be at Malaga Cove (Via Arroyo/Paseo Del Mar) and Abalone Cove.  The beach cities will have many locations including the Manhattan Beach Pier, Hermosa Pier, Redondo Pier (end of Torrance Blvd) and King Harbor at the Port Royal Yacht Club. I do a quick search each day for a few clients intent on purchasing residential income property in the South Bay of Los Angeles before interest rates creep much higher.  Obviously, their motivation has grown stronger during the past few weeks as rates inch upward. Higher Interest Rates Affect Sellers Too

  It is easy to understand how higher interest rates impact buyers; when rates move higher so does a buyer's monthly mortgage payment.  The higher rate means a buyer may not qualify for the loan amount they could get at the lower rate, and may need to adjust their new  home criteria downward. It is no secret the residential income property market is red hot due to lower prices (a result of the housing bust of 2008-2012) and the historically low interest rates.  My January 2012 letter to clients recommended income property as a "Buy" niche in an otherwise flat real estate market.  What a difference a year makes--prices are on the rise as are interest rates and it is becoming more difficult to find residential income properties that pencil out, but it is still possible.
